1. Put in place the leasing & pricing plans & deliver the revenue by carefully studying the Capital Investment Appraisal (CIA) and relevant market research studies to meet the target and maximize revenue.
2. Seek out & attract reputable new tenants & ensure the right tenant mix for each property by creating and maintaining relationships with key local and international tenants to ensure a competitive edge in the shopping mall market.
3. Meet the budget target, ensure timely cash flow & ensure adequate legal support / contracts by implementing the pricing and leasing tactics, following up tenant down payments and coordinate with the legal/contract manager to achieve company’s overall income goals.
4. Review proposed drawings, increase gross leasable area (GLA), Identify new brands for business ventures, correctly situate business operators / tenant mix by analyzing leasing plans, mall layouts, searching for new and potential brands in the local and international market and implementing tenant mix strategy to ensure the right positioning of the mall, maximize income, increase the value of the property and attract the right traffic.
5. Develop leasing policies & procedures, criteria for selecting tenants and develop benchmarks for approved leasing agents in the market (local) by reviewing and modifying best leasing practices set by local and international companies to simplify leasing processes, save time and efficiently drive revenue & suppliers.
6. Contribute to the design stage of the mall, sign long term contracts with major retailers by giving inputs in the design stage of the project and identifying profound anchor tenants to comply with retailers’ requirements and ensure long term success of the property.
