...Single Family Residential Case 3007 P ST NW, Washington, DC, 20007 1. Recommendation: Do not pay in excess of $1,968,000 for the subject property located at 3007 P St NW, Washington, DC, 20007. This value will provide a 10% Internal Rate of Return and a 23.2% average cash-on-cash. 2. Issues: ▪ Rental Rate- One main issue was coming up with the appropriate rental rate. REIS, Costar and various other reports were used based on the NW DC/Georgetown submarket. From these studies, a rental rate of $2.89 per square foot was calculated. Using this calculation, the property would have a monthly rental income of $6,878 ($2.89 x 2,830 sq ft). This approach doesn’t take into consideration the English basement as additional income, parking, superior location, and overall quality and appeal of the property. After conducting more research and speaking to broker Nicki Berg from Colliers International on February 1, 2012 at 10am, a monthly rental price of $11,600 was deemed appropriate given the prestige of the property. ▪ Rental escalation- Based on data from Costar and REIS, a rental escalation of 3.5% was projected. Based on conversations with professionals in the industry, a 4.0% rental escalation was used. ▪ Vacancy Rate- Based on a REIS submarket study, the average vacancy for the NW DC/ Georgetown submarket is 4.0% for a five year annualized forecast. Vacancy generally moves inversely with the strength of the market. That is, the weaker the market...

...On the first day of the class when Mrs. Shannon said peer review makes people very vulnerable to the words they get from the peers. I thought she had psychic power to read minds. Ever since I took a regular English class and had first peer review I felt guilty, because I wasn’t capable enough to provide advice or find their mistakes. I felt I was the only one getting helped and I was afraid they might judge me by my writing. This made my habit of revising the essay fewer time and not asking for help. Eventually making me avoid writing. For the past month, I have learn how important the peer review is, but it did not change me to like the writing. From this English comp. 1 I have learned that peer review and revision is essential to produce...

...“Of Deaths Put on by Cunning and Forced Cause” – Death and Dying in Hamlet and The Winter’s Tale Abstract Shakespeare employs the concept of death in every genre he writes, and Hamlet and The Winter’s Tale provide insights into the revenge tragedy and late romance respectively. Drawing inspiration from a web article on death in revenge tragedies (namely, Hamlet), death seems to me the common emotional connector between Hamlet and the audience, which Shakespeare then exploits to enact a singular catharsis. Similarly, a dissertation on counterfeit deaths in the late romances and a web article on resurrection in The Winter’s Tale provide me the basis to argue that death and resurrection are successively utilized in the romance to draw a self-awakening in Leontes, which Shakespeare uses as a proxy for the audience. It is intriguing how Shakespeare employs death as emotional bridge between audience and characters across the two genres, creating the heightened emotional state necessary to deliver his concluding catharsis: death as redemption when not used as a tool for personal gain. Death appears many times in both Hamlet and The Winter’s Tale, serving to drive both the action of the play as well as the development of characters. In Hamlet, it is the murder of Old Hamlet that necessitates the act of vengeance, forcing into motion all subsequent plot developments and character deaths. According to Thomas, “The Winter’s Tale is structured on the counterfeit deaths and resurrections...

...1 Here is an A paper. I have posted this as an example of what the A paper should look like. Everything about it, from the formatting, to the use of quotes and in-text citation is what I look for in a paper. Also, please note how the paper is tightly focused, with paragraphs arranged around a clear topic sentence and interesting points of analysis throughout. One final word of caution: This paper is registered with Turnitin.com -- so no funny business. Cindy Student June 5, 2006 English Comp II Professor Walsh Social Status and Accountability In William Faulkner’s, “A Rose for Emily”, Miss Emily is able to live an unconventional life, disregarding the laws of the land, because of her family’s aristocratic standing in the town. Her eccentric behavior culminates in the death of her suitor and a deliberate denial by the town. With each exception that was given to Miss Emily by the town, her belief that she lived under a separate set of rules was confirmed. From the tax bills that she did not pay, to the odors that she was not required to explain, to the rat poison she purchased without proper justification, or the mailbox she refused to have affixed to her home, each incident paving the way for her ultimate crime. With the town’s complicity, every event supported her perception of autonomy. 2 The first unlawful act that was allowed, because of the Grierson family status, was the tax incident. In spite of the younger generation’s desire to hold Miss Emily to the obligations...

...James C Vincent II Mr. Purkiss English Comp II 3 February 2012 The great Inception The Science fiction action film Inception was written and directed by Christopher Nolan. Christopher Nolan is most known for the Dark Night. The concept of the movie was written in 2001 but was released in 2010. Inception was filmed in 6 different countries including the United States. The main character is played by Leonardo DiCaprio. The weekend opening the film made 62.7 million dollars. It was the sixth highest grossing films of the United States. While being mainly a science fiction film the genre often switched to a heist film. Bits of the film were film noir. Overall the film was rated an 86 out of 100 from movie critic’s rotten tomatoes. Inception is my favorite movie because it has more to offer then any other movie. Inception has unique morals, a good concept and a well written movie. First one of the unique morals in Inception was that everything that is created was first just an idea. Everything as from the tires on a car to the internet started as just an idea. In the movie the main character navigates through dreams with his thoughts and ideas. He uses his ideas as tools to accomplish his tasks. For example our personal goal wouldn’t ever exist if we didn’t mentally plan them. It is Similar to how you’re dressed or how your room looks. It was at first an idea. The main point to the moral in the movie is that if you can mentally set goals, you can find a way to complete them...

...Rachael English Comp 1 March 2014 Final Essay #2 Final Essay #2 This song is about a little boy and girl who became best friends at a very young age and fell in love. The girl moved into the big and blue two-story house across the street from the little boy and his family. It was just her mom and she, a rather small family but they were very close. The little boy lived in a smaller house with a younger brother, a mom, and a dad. He had a tree house in his backyard that had been built by his dad and a pool, very convenient for the kids in the summer time. When the little girl moved in it was right before school started for the kids in August and that is when they first met. She was 7 and he was 9 years old. The boy was out in the yard playing football with the other boys in the neighborhood, he saw the little girl sitting on the back of her moms’ red Ford truck. He walks over to her and asks if she wanted to join their game and she agrees. Every day after that it was like that. The boy would walk over to her house and ask her to come outside and play and she would without hesitating. After that they spent all their free time together, every summer, spring break, and weekends just him and her, together. They were always doing something active and he would make dinner for her at least two or three times a week because her family was poor; so he wanted to take care of her. The moms and dads would joke and say they would grow up, fall in love, and be a couple...

...Benjamin Kluvers English Comp. 100 January 21, 14 On the morning of August 9th I woke up at two o’clock in the morning about to embark on a long journey to Fort Kent Maine. This was a place that I used to call home back in 2008-2009. Driving from the northwest suburbs of Chicago all the way to the tiptop of Maine. The reason I used to call this place home was because this is not the first time I have attended school here at University of Maine at Fort Kent. Being only 18 at the time and fresh out of high school I did not understand what it was truly like to be out on my own with no parental supervision and no day-by-day guidance. Now in 2013 going back to UMFK I had a different outlook on life. But as I finished packing my car with pretty much my entire life in it, I started to feel a sense of doubt about myself. I nudged away the initial thought and said my goodbyes to my parents and my two sisters. For about the first four to five hours on the road it was dark and this feeling kept creeping back into my mind. “Would I repeat what I did back in fall of 2008 and spring of 2009?” Thinking about all the things I did wrong back then with regards to taking advantage of many things I should not have. Drinking, partying, and playing video games ten plus hours a day just to name a few. The fall of 2008 was not as bad as the spring mostly due to soccer. Being on the men’s team at UMFK kept me in check for most of the first semester with actually having straight...
