...SURP 841: Real Estate Decision Making Fall 2011 COURSE OUTLINE Instructor: Office: E-mail: Telephone: John S. Andrew, Ph.D., M CIP, RPP Robert Sutherland Hall, Room 525 john.andrew@queensu.ca 613-533-6000 ext. 75756 Session Time: Mondays, 11:30 am - 2:20 pm Session Room: Robert Sutherland Hall, Room 554 Overview of the Course The course is an introduction to the concepts, principles and analytical methods involved in making the broad variety of key investment decisions regarding commercial real estate. It is designed to supplement, rather than replace SURP 844: Real Estate Project Planning. Therefore, the emphasis of this course is on commercial real estate investment rather than development. However, some elements of the latter will inevitably be addressed. The focus will be on fullyoperational income-generating properties, primarily large in scale. The main asset types of office, industrial, retail and multi-unit residential will be discussed (and possibly a few more specialized types). Another emphasis of the course will be on the micro level – the evaluation of the investment merits of individual properties (or at least individual transactions). Less attention will be paid to the macro level i.e. portfolio management. To the extent possible, the course content (including readings, cases and assignments) will be Canadian (although it is recognized that real estate investment is increasingly a global endeavor). This is primarily a combination seminar and case study course...

...mentioned in Northouse text, Smith and Halloran breached following ethical obligations: Bribery: Smith tried to bribe his way into the election campaign. According to Preet Bharara, US Attorney, "Smith drew up the game plan and Councilman Halloran essentially quarterbacked that drive by finding party chairmen who were wide open to receiving bribes." Using unlawful means, being on a leadership positions in something that is never acceptable and creates long lasting conflicts. The same happened in the case of Smith & Halloran. They tried to set up whole scenario through the pay-to-play scheme. The US government is already into investigating the public corruption matters which are proceeded through the pay-to-play plans. As per a cooperating witness and an undercover FBI agent posing as a wealthy real estate developer, Smith tried to bribe leaders of Republican Party county committees around New York City to run for mayor as a Republican. According to a news article in WNYC by Hamilton (2013), “…Vincent Tabone, the head of the GOP in the Bronx, and Joseph Savino, the vice chair in Queens, were allegedly set to receive $40,000 in bribes to help Smith get on the GOP ballot. Halloran himself was reported to be looking for $20,500 in bribes to act as the go-between.” Both Halloran and Smith should have not done that pay-to-play scheme. If they wanted to shift the party, they could have done it through proper channel. But the greed and may be the consciousness regarding being not fair...

...The Hamilton Family Shelter is the largest shelter, having a capacity of 150 persons, for families experiencing homelessness in San Francisco. It is located at 260 Golden Gate Avenue in Tenderloin. The Emergency Center, located 4th floor of the building, provides newly homeless families access to 24-hours or 60-day shelter beds. Currently, the overnight beds are going to be closed, and remodel them in 60-days beds because the program director concerns that the family has to worry about calling every day to get a bed. Instead homeless families can stay in the emergency center for 60 days once they are accepted, and they have access to support services. This shows that the organization...

...It is believed to be the most magnificent real estate bargain in American history. However, the purchase introduced several unnecessary problems for the United States. For instance, while France originally settled the Louisiana Territory, it had been controlled by Spain since France's defeat in the Seven Years' War in 1763. When France finally regained control over the territory in 1800, part of their treaty with Spain promised that France would not sell the Louisiana Territory to a third party. The United States was directly antagonizing Spain by purchasing the territory from France. Opponents of the Louisiana Purchase feared that Spain would attempt to reclaim the Louisiana Territory by force, therefore creating tension with...

...Running head: CAUSE OF ECONOMIC CONDITIONS IN THE UNITED STATES AND THE UNETHICAL BUSINESS THAT LED TO IT Final Paper James Smith Hodges University GEB/PAD 6376 Dr. Forrer Week Due: 14 Due: 08/14/2011 Submitted: 08/10/2011 INTRODUCTION (Part 1) Why has the unemployment rate been above 12 percent for the last several years? Why have so many prior successful businesses closed in the last four years? Why have so many major corporations and publicly traded companies filed for bankruptcy? Why did a house that used to cost $200,000.00 just sell for $40,000.00? Why are foreclosures at the highest rate in US history? Maybe the question to ask is what has caused all of this? There are so many questions to be answered when it comes to the economic conditions in the United States. How did it get into the current condition? What were the signs of slipping into the crisis (economic indicators)? Whose actions were responsible? Was the responsible party also guilty of unethical behavior (big issue) or was it accidental. How long will it take for the economy to get back to being productive? In the past, America has been a very productive, successful country. There have been other recessions and a depression that have affected the U.S. but for some reason this current crisis was started by a completely different chain of events. What was the chain of events that triggered this...

What drives the dynamics of housing prices across regions is not only of great interest for academic researchers but also of first importance for policy makers. It is also interesting to pay attention to the issue of housing bubbles at a city level and risk allocations from an institutional view. To address the issues, the thesis applies both qualitative and econometric approaches in analyzing the urban housing markets of China. The first paper reviews articles mainly published in Chinese core journals. The existing studies are mainly concerned with such six topics as institutions, policy, land, finance, price and market. The first three topics involve the public housing allocation system reform, such fiscal and monetary tools as tax and interest rate, and the land reserve system. The housing finance treats such subjects of mortgages, bubbles and financial systems...

...Windshield Survey Bay Ridge is an interesting neighborhood with quiet residential areas, plenty of recreational activities, shops, and restaurants. The homes in Bay Ridge cover a wide spectrum of styles and prices. The housing here is mostly made up of single family homes on tree-lined streets, but there are also a lot of co-ops and some apartments. It's very safe; the neighbors in Bay Ridge are friendly and look out for each other. The population is mainly Italian, Greek, and Irish, but there are a good number of Arabic speaking residents as well. It also has a huge elderly population because this is a town where people stay their whole lives. There is no shortage of things to do with lots of restaurants that serve ethnic foods, nice parks, and a lovely pier where people fish. Most of the action takes place on 86th street, and there are more than one hundred bars in this town. While there are subway stations and an express bus in Bay Ridge, the commute to Manhattan is lengthy. Drivers have easy access to major highways, but parking can be challenging. Most people, especially the senior will walk to their destination. The lack of parking adds to the problem. It does not make sense to move the car when there is no parking available. Some houses have created their own parking spaces by making a space in the front yard Upon walking down 86th street, the street is lined with every kind of store you would expect to find in a mall in suburban America: Century 21, McDonald's, 86...

...[YOUR LAST NAME] 1 [YOUR NAME] [PROFESSOR’S NAME] [COURSE NAME] [DATE] Classical Sculpture Classical sculpture did not appear from nothing; its genesis was not that of Athena’s birth from the head of Zeus, but a rather more sedate process. The roots of classical sculpture are, surprisingly, to be found in Egypt. The Egyptians had highly developed sculpture, most of which had religious implications, as can be seen by the hieroglyphic inscriptions on many of the pieces (Wilkinson, 34-37). Subjects of sculptures included the numerous gods and goddesses of the Egyptian pantheon, pharoahs (who were considered divine) and slaves and other figures created for inclusion in burials; these sculptures, along with real items (e.g., chariots) would become part of the deceased’s “estate” in the afterlife (ibid., 64). The majority of Egyptian sculptures were all in the same style, regardless of whether they represented an animal-headed god, a king, or a scribe. The typical pose was frontal and standing, with the arms hanging close to the body, the hands with clenched fists, the left foot slightly advanced, and an ambiguous facial expression. It must be noted that this “typical Egyptian style” is much more a product of the Egyptian belief system and its associated symbology than the artistic imagination or technical competence of Egyptian artisans (ibid., [YOUR LAST NAME] 2 88). The influence of this Egyptian style can be seen on some of the earliest Greek sculptures, particularly those of...
