... that agricultural subsidies are fully capitalized into farmland values forms the foundation of the argument that subsidies are entitlements and removing them would drastically reduce farmland asset values. Surprisingly little evidence substantiates this claim. Using field-‐level data and explicitly controlling for potentially confounding variables we find that landlords only capture between 14 – 24 cents of the marginal subsidy dollar. The duration of the rental arrangement has a substantial effect on the incidence. Initially, landlords extract 44 cents of the marginal subsidy dollar, but the incidence falls by 1.5 cents with each additional year of the rental arrangement. This duration effect reveals that rental market frictions play an important role in the farmland rental market. Introduction In the twenty-‐first century, subsidized American farmers have gleaned, on average,...

...Business Torts and Ethics Paper ETH/321 October 5, 2015 Mauri Hawkins Business Torts and Ethics Paper Generally speaking, an intruder who invades other people’s premises is considered to have surrendered their rights. This means that the occupants have a right to defend themselves through whatever means they consider to be ‘reasonable force’. At times, the use of deadly force is justifiable, especially when the intruder causes (or is even believed to have the intention to cause) bodily harm. The bottom-line is that the owners/occupants of the premises in question are allowed to do anything within their power, as long as their actions are not grossly disproportionate (Clarke, 2012; Medsger, 2014). It is relatively easy to argue the case against the intruder. In this case, the intruder is evidently liable for the harm and the loss incurred. In most of the states and even internationally, the law regard the people defending themselves as potential witnesses, and not as potential offenders. Sharon and Darryl acted reasonably, and this would still have been the argument bad they knocked this burglar out cold. Nonetheless, it would be wrong to, say, stick a knife or even continue hitting the intruder after he has obviously been neutralized. The intruder is liable, and Sharon and Darryl are potential witnesses (Sennewald & Christman, 2011). Landlord’s Responsibility In most of the states, the landlords are required to protect the tenants as much as possible...

...Buying Versus Renting Ashley Mawhorter 1/11/2011 Axia College of University of Phoenix Every American has dreamed of owning their own dream home, whether they are young or old. Still many Americans choose to rent apartments. Why is this? There are many more pros when individuals decide to buy a home. That is why buying a home is a better option than renting an apartment. Jumping right into the first home one sees is also not the proper way to buy a home. Much time and research needs to be done and many things taken into consideration before deciding the best decision. Do I want to have a landlord, or be the landlord? How much can I afford if I choose to buy a home? Where do I want to be located and what style home am I looking for? Are there any pros and cons to buying verse renting? How much would property taxes be yearly? These are all important questions to take into consideration, and that will be covered in paragraphs to come. First and most important is figuring out how much each individual can afford. On ginniemae.gov there are two calculators that can help to determine individual financial status. The first calculator helps individuals to determine the advantages and considerations of owning verse renting a home (http://www.ginniemae.gov). Using the calculator I have come up with an example. If I were renting a home that cost 800 dollars a month and I wanted to buy a house I found for 100,000 I would simply calculate the percentage of down payment, length of...

...countries under threat from authoritarian powers. It further outlined the change in the USA foreign policy from its usual withdrawal stance from regional conflicts not directly touching on the country, to one of intervention in conflict all over the world. The doctrine also promised to help Turkey and Greece economically and through military actions against the communists this after Britain announced that they would be withdrawing their support. These countries were to receive $400,000,000 aid. The doctrine contents were justified by the need to help free people in their fight against totalitarian rule which would undermine international peace and hence affect the security of the USA (Jones, 36). NSC-68 The National Security Council Paper NSC-68 was a top secret report meant to confront the treat the hostile design of the Soviet Union had on the USA. The report banned the regeneration of US isolationism arguing that it will result in Soviet Union supremacy of Eurasia, and leave the USA stranded on the western hemisphere, away from its allies and assets need to push away Soviet infringement. Additionally, the report ruled out a deterrent strike against the Soviet Union since it will result in tit-for-tat action that would be devastating to Western Europe. The report also paved way for possible future negotiations with the Soviet Union. In its...

...To what extent can housing led regeneration schemes tackle social exclusion? Written by: Rosalie Burke – University of Westminster MA Housing Policy and Practice (April 2012) In order for housing led regeneration schemes to tackle social exclusions, the regeneration organisers and the residents of the area will have to play their parts. This paper will be looking at how regeneration schemes can tackle social exclusion by creating mixed tenures, and what roles residents can play in sustaining mix tenures in order to tackle social exclusion. This paper will also look at if social exclusion can be kept out of housing regeneration schemes in this bad economical climate which has seen many job losses and the changes in which the Localism Act has introduced. Regeneration programmes, are normally conducted in areas which are deemed to be poor and is usually based around improving the quality of housing and tackling social exclusion. Regeneration can be funded by the public sector and a mixture of private and public sources (Muir, 2008). Regeneration schemes can bring in investors to the area which in turn can create employment opportunities and from employment, this would lead to money being spent in the area, people would want to raise a family, work and continue to live for a very long time. Regenerating an area does not always mean knocking down the whole community and starting again, it can be that some of the properties are knocked down because...

...June 2007 Mall Management – A Growing Phenomenon in Indian Retail Industry ExEcutivE Summary • The Indian retail market is expected to continue its growth trajectory into 2010. • Mall management has been identified as a critical factor for the success of malls and the retail industry across the world. • Mall management broadly includes mall positioning, zoning, tenant mix, promotions/ marketing and facility/finance management. • Currently, the Indian retail market lacks designated mall management firms. Large real estate developers and retail chains either have their own mall management arms operating as subsidiaries or have contractual agreements with international property consultants. • Till recently, mall management was limited to facility management by a majority of developers in India, leading to gaps in mall management practices. • Given the high future supply of malls and increasing competitiveness within the Indian retail market, developers must correctly address these gaps to ensure success. Mall Management – A Growing Phenomenon in Indian Retail Industry introduction Organised retailing in India witnessed a gross turnover of USD 320 billion1 in 2006. Although this figure is low compared with other developed economies, industry experts expect the growth rate of this sector at 35%2 until 2010. At present, about 100 malls are operational at a Pan-India level with a total area of 19 million sq ft. As per the current estimates, about 3003 additional malls...

...TermPaperWarehouse.com - Free Term Papers, Essays and Research DocumentsThe Research Paper Factory"">JoinSearchBrowseSaved Papers"">Home Page » Business and Management Court Observation In: Business and Management Court Observation Court Observation On Monday I visited the District Court. This was my second attempt at visiting a court room; on my first trip I was told the judge did not have a docket for that day. A docket is defined as a calendar of cases awaiting action in a court. Jurisdiction is what gives the courts the power to hear and apply the law to certain types of cases. District Court has original jurisdiction for the following actions; all Traffic and Ordinance violations, all criminal misdemeanors, preliminary exams on felonies, small claims suits, civil lawsuits (amounts up to $25,000), and all contract disputes between tenants and landlords. When I arrived there were a lot of people waiting and I noticed signs posted on the court room doors that stated "Do not to enter until your name is called". Although I know court rooms are generally open to the public, I did not want to be intrusive so I waited patiently in the Traffic/Cashier line hoping someone would be able to assist me. Soon, someone escorted me into the court room. I looked around and tried to get familiar with the surrounding seeing as how this was my first time being in a court room. I quickly learned that the docket schedule to be heard were criminal and traffic cases. There were...

...The Detection of Gravitational Waves, How Close Are We? Since the realization that the general theory of relativity predicts gravitational waves, there have been attempts to actually detect these waves. Indirect observations have been made that support their existence but no direct measurement. This paper gives a brief explanation of gravitational waves and discusses the current condition of the experimental search for gravitational waves. It deals with the newest techniques that will enable their detection. The focus of the paper is on three experimental groups: LIGO, VIRGO, and LISA. From our research of these groups we believe that the detection of gravitational waves will occur within the next decade. Gravitational waves: Understanding and Detection Gravitational waves carry information about catastrophic events in the universe. We give a brief description of gravitational waves with an overview of the current projects underway to detect them. We begin by discussing the theoretical prediction of gravitational waves from Einstein's General Theory of Relativity. We listseveral possible sources of these waves and describe how they produce gravitational waves. We also discussthe characteristic signals each source sendsto Earth. We outline advantages and challenges for several detection methods now being...

...and full text archive of this journal is available at www.emeraldinsight.com/1472-5967.htm Environmental scan: influence on strategic direction Environmental scan Donald Chrusciel Iowa State University, Ames, Iowa, USA Abstract Purpose – The purpose of this paper is to offer the environmental scan as a valued tool for the facilities management (FM) operation to assist in determining strategic direction. Design/methodology/approach – After defining the environmental scan, its usefulness is explored from the perspective of a single case study public institution FM organisation. Once the information is captured, the potential analysis and value is discussed. Findings – The environmental scan is seen as a valuable tool in the FM organisation to solicit input from both the institution’s administration and the customer community leaders. Through this analysis, the FM organisation can refine its strategic direction by determining what it is doing well, what it should investigate doing, and what it should consider to stop doing. Research limitations/implications – The single case study does raise the issue of generalisability. However, given the nature of what can be gained from qualitative research, the reader is cautioned to take into account appropriate logic and environmental factors when considering transferability. Practical implications – The findings from the FM environmental scan serves to not only aid in determining strategic direction but can also assist...

...October 13, 2015 LaTishia Wheaton Introduction Purpose Different Forms of Discrimination Patterns Discrimination refers to the arbitrary denial of opportunities, rights and privileges on the basis race, gender, sex and other aspects. Discrimination can be both legal and illegal depending on the situation. In a real-estate contract, for example, a land lord can legally discriminate against someone depending on the applicant’s situation. If the rent contract mentioned “NO PETS”, the landlord can deny the applicant and then turn around and accept an applicant with no pets. If the landlord on the other hand, refused rent to a female applicant because of her gender and gives rent to a male applicant, this type of discrimination is illegal. Discrimination is classified into individual discrimination, institutional discrimination and structural discrimination. In this paper, we will define each form of discrimination and compare them to see differences and similarities they have. In this paper, we will talk mainly about racial discrimination however, keep in mind all three forms of discrimination apply not only to race but also to gender, ethnicity, sexual preferences, religion marital status and other things. Institutional Discrimination Institutional Discrimination is defined as unjust and discriminatory mistreatment of an individual or group of individuals by society and its institutions as a whole, through unequal selection or bias, intentional or unintentional; as opposed...

...Week I Individual Assignment University of Phoenix This paper is written in response to the University of Phoenix Eco365 class. In this paper I will define economics, microeconomics, the Law of supply and demand and I will also identify the factors that lead to changes in supply and demand. The business world is very susceptible to the nuances of consumer choices. The ability to anticipate the trends in consumer consumption patterns is vital any company who seeks to be a leader or major player in their field. Constant research and analysis is performed each year to determine or create the trends not only in who are the company’s current customers but future customers as well. This research is also used to determine what those customers want and why. To really understand trends in consumption patterns, you have to first understand the basic principles of economics. Economics Economics is the science that studies the production, distribution, and consumption of goods and services and with the theory and management of economies or economic systems (Colander). One example of economics is the new job tax credit that President Obama has proposed. This credit encourages businesses to expand their workforces and operations by offering $3,000 for each new job that a company creates and places someone in, thereby increasing production of products with the intent to lure consumers to spending more. Microeconomics Microeconomics is the study of the operations of the components...
