...Real Estate Modeling Quick Reference – Real Estate Development Key Terms http://breakingintowallstreet.com Real Estate Development Key Terms If you want to understand real estate development, you need to know the key terms used to describe properties – whether you’re developing the properties from the ground up or acquiring and renovating them. Even if you work at a bank and only work with real estate investment trusts (REITs), you still must understand real estate at the property-level because REITs are collections of individual properties. Measuring Real Estate Before you develop or acquire a property, you must know how big it is – size is the key metric for real estate. Lot Size Square Feet or Square Meters; Sometimes also Acres (1 Acre = 43,560 ft2) or Hectares (1 Hectare = 10,000 m2). Determining gross area inside building, floor size, and number of floors; also used to calculate land acquisition costs. Building Gross Area Square Feet or Square Meters. Building Rentable Area Square Feet or Square Meters. Measured In: Used For: Determining rentable area; also used to calculate certain construction costs. Rent, parking spots, and some expenses are calculated based on rentable area. 1 Square Foot is equal to 0.0929 Square Meters, so you can think of it as 10 Square Feet ~= 1 Square Meter when you see those units in models. Remember that an entire building will never be rentable – you need room for walls, staircases, elevators, lobbies, and so on, so you...

...Case exercise: Real Estate Taxation in Denmark Question 1. 1. What are the main factors about a real estate that is influencing the sales price? Answer: The factors that I think are influencing the the sales price are: * Location (Copenhagen or Vejen) * Size of the building and land * Condition of the building * Population growth (will effect the demand) * Interest (if low interest then more people can afford to buy ergo more demand) * Economic situation in the country is there ongoing recession or bubble growth * Sales situation (Is it a person that is in a rush to liquidate the real estate or is it a person that will wait for the best price, is it a sale between two people that know each other well, is it a bank selling a foreclosure property) * Unemployment rate * Size of the market (number of sales in a given time and location) * Market price (lets face it sometimes the market price is not based on any locical idea) 2. Which of these factors would you think are available in some data sources? Which of them are not? Answer: The factors that are in some datebases are: * Location * Size of the building * Population growth * Interest The factors that are not: * Condition of the building and land * Economic situation (there is probably not any one fixed number but it will derived from other key points) * Sales situation, this probably needed to be checked via opinon poll * Market price (Same...

...city the items that I see and feel have made an impact and are of importance are the buildings. There are numerous businesses, schools, shopping, housing, hospitals, and other buildings in my city. I see all of these buildings, but very little forestry and what little I do see was planted by man in a square in concrete, which human imprint has definitely made its mark in this city. This has all made an impact by creating a large population scale and the manufacturing in the community. There are also many statues of long ago heroes, who guard our fair city. These make a great decoration to the eye and adds more than only buildings and roads. As nightfall begins to come the signs seem to come to life with their vibrant multi colors and designs, some even with motion. During the daylight hours there are many items on the landscape that I can identify with as being key sights to associate with home. One of the most historic and intriguing is the Electric Powers building that was built in the early 1940’s and is still used as the power plant to this day. There become more and more buildings and less natural landscape so frequently. Population and marketing is at such a high rate that the buildings that are already built are completely occupied, and address that more have to be built. Even though it does take away from natural landscape of the area, the quality put into these buildings are phenomenal. Especially the hospital in this area which covers 17 counties of West Tennessee...
