...My subject property is located at 163 Woodridge Circle, New Canaan, CT 06480. The property is located in the Fairfield County town of New Canaan, CT—an affluent Connecticut town located about an hour drive north of New York City off of Route 1. The property is listed at $3.75 Million and boasts 6B, 7Ba on about 6,100 Sq ft with an in-ground pool and hot tub. The house was built in 2004 on 2 acres and has had only one owner. Through my research to determine whether or not this house was the most appropriate purchase for me and my family, I investigated 3 similar 2-acre properties that were recently sold within the neighborhood—162 Woodridge Circle (1958), 124 Woodridge Circle (2013), and 67 Stonehenge Drive (1964). 162 Woodridge Circle boasts 5B, 4.5Ba on 4,300 Sq ft and is listed at a price of $1.725 Million. 124 Woodridge Circle boasts 6B, 5.5Ba on 7,000 Sq ft and is listed at $4.2 Million. 67 Stonehenge Drive boasts 6B, 5.5Ba on 5,800 Sq ft along with a pool & pool house, and is listed at $2.35 Million. With the research I did, it is easy to discern the differentiating qualities in all these homes that represent the disparity in property value. The subject house at 163 Woodridge is listed at $3.75 Million while boasting a pool and hot tub with the second greatest square footage of the 4 properties. The house was also the 2nd most recently built, which would contribute to its greater price. In comparison, the properties at 162 Woodridge and 67 Stonehenge were built in 1958...

Accordingly Latoya informed me that as of Oct 10, 2012 midnight me and my daughter policy will be cancelled and only my husband will be on it and she gave me a new policy number 0061368132. And the new policy took effect on Oct 10, 2012 midnight. On August 6, 2014 morning I called to give you my new bank account information because I changed the bank account to continue withdrawal of the premium for my husband health insurance. Andrew informed me that your insurance company has been withdrawing the whole amount for all three of us and he said that he has to transfer my call to Melissa to take care of that issue. Melissa who is responsible for issuing new polices told me that it is showing on her records that I called on Oct 10, 2012, requested the cancellation of me and my daughter policies, and keep my husband policy. In addition, she explained to me that she could not help me because she only issues new policies. Therefore, she transferred me to Policy Holder Service department and I spoke to Melissa...

...REVISED FEBRUARY 11, 2015 CRAIG FURFINE KEL553 Wildcat Capital Investors: Real Estate Private Equity “Okay. Now we’re even,” said the voice on the telephone. As he hung up the phone, James Tripp, managing director of Wildcat Capital Investors, thought back to that beautiful summer evening two years earlier when he was about to enter Ravinia Park to enjoy a performance of the Chicago Symphony with his friend, commercial real estate broker Katherine O’Brien. The sound of scraping metal had caught Tripp’s attention just in time for him to save O’Brien’s life—or so he liked to claim—by blocking an approaching bicyclist headed straight for O’Brien in a reckless attempt to cross the track ahead of an oncoming train. At the time Tripp had joked, “Now you owe me.” Referring to the opportunity to purchase a piece of commercial property before the sale became public knowledge, he continued, “How about showing me a great off-market deal some day?” Now, in September 2009, it seemed that O’Brien had indeed returned the favor. The opportunity O’Brien had just briefly outlined on the phone sounded perfect for Wildcat. Financial Commons was a 90,000-square-foot office property located in the Chicago suburb of Skokie. The building was 90 percent occupied and was being offered for what seemed like an incredible price of $10.4 million. Given the bleak commercial market environment at the time, such opportunities were few and far between. But Tripp knew there were many factors...
