Lease/Operation of a Bar in Columbus Sleep Away Hotel in Columbus, Ga

The Uptown Construction Company seeks to discover attracted business ventures’ to enter into a lease to co-operate a bar on the first floor of the Columbus Sleep Away Hotel. This hotel located in the historic district of Downtown Muscogee County, Columbus, Georgia is being giving a new makeover with this bar being an attraction for the hotel guest’s. The construction and renovation of this bar and hotel will be completed in the summer of 2015.

Background: Purpose

The Columbus Sleep Away Hotel is located on Broadway Street in the historic Downtown district in Muscogee County, Columbus, Ga. The Columbus Sleep Away Hotel is currently undergoing a $10-million renovation. The renovation will redesign every room with the added bar on the first floor. The construction project will begin September 2014 and will be completed by summer July 2015.

Bar Facility, Utility, and Services The proposed bar space is 900 sq. ft. and is located in the south direction of the hotel lobby. Sleep Away Hotel guests will have access to the bar through main lobby area. The bar will allow outside customers access with a cover charge. The non hotel guests will enter through a door located on the South side of the hotel.

1. Operating Considerations: Limits and Conditions Utility Systems and Services

The bar will be operated by the current every day operations that exists: to include water, cleaning, electricity, and etc. All routine maintenance will be conducted by the current staff, Uptown Construction Corporation, which is employed to do such work.

2. Alcoholic Beverages

It is specifically the intent of Columbus Sleep Away Hotel Bar to be operated primarily as a bar. However, the bar will also be allowed to serve appetizers only in support of the operation of the bar. Alcoholic beverages will be in conjunction with the law permits of Georgia Department of Liquor Control.

3. Type of Alcoholic Beverages and Appetizers

Top of the line alcoholic beverages will be served in quality glassware. Typical Appetizers will be served such as hot wings (boneless and traditional), chips and dip, mozzarella sticks, and chicken fingers.

4. Entertainment

Entertainment such as live bands will be permitted only in support of bar operations after dark. The entertainment must be appropriate to the clientele of the bar.

5. Sole Operation

This bar will be the only operational bar that is located inside of the Columbus Sleep Away Hotel located in the historic district of Downtown Columbus, GA. 6. Operations and Maintenance

It is the responsibility of the UCC to make any improvements, subject to prior approval of Muscogee County, and to operate and maintain the restaurant in compliance with all current state, federal, and local rules and regulations. 7. Smoking

Smoking by bar customers or employees will not be permitted anywhere within the Columbus Sleep Away Hotel facility. Smoking will be permitted in the designated outdoor area only as permitted by law. 8. Additional Considerations

An Outdoor patio is encouraged for the use of customers that engaged in smoking.
2. Alcoholic Beverages
It is specifically the intent of the Piqua Improvement Corporation that the restaurant NOT be operated, or give the appearance of being operated, primarily as a bar. However, PIC will permit the service of alcoholic beverages only in support of, and subordinate to, the operation of a restaurant. Alcoholic beverages may be served in the restaurant. Serving alcoholic beverages is this location will be subject to the lessee obtaining appropriate permits from the Ohio Department of Liquor Control.

3. Type of Food

High quality full service restaurant required (no plastic or paper table service allowed). Breakfast, lunch, dinner and evening and weekend service desired (lunch, dinner and weekend service required).
4. Entertainment

Entertainment will be permitted only in support of and subordinate to restaurant operations. The type of entertainment must be appropriate to the clientele of the building, including young children. The hours during which entertainment will be permitted will be regulated by the normal business hours of the Flesh Public Library.
5. Sole Operation

To help ensure the success of the lessee’s operations, PIC will not permit another restaurant facility to locate and operate within the Fort Piqua Hotel.
6. Sublease Restrictions

PIC will not permit the lessee to sublease the restaurant facility.
7. Operations and Maintenance

It is the responsibility of the lessee to make any improvements, subject to prior approval of the City of Piqua, and to operate and maintain the restaurant in compliance with all relevant federal, state and local codes, rules and regulations.
8. Smoking

Smoking by restaurant patrons or employees will not be permitted anywhere within the Fort Piqua Hotel building. Smoking will be permitted in the prescribed outdoor area only as permitted by law.
9. Additional Considerations

Outdoor patio (sidewalk dining) is encouraged. Exclusive operation and management of catering service for ballroom and meeting space is negotiable
