...Global Economic Crisis The global financial crisis (GFC) or global economic crisis is commonly believed to have begun in July 2007 with the credit crunch, when a loss of confidence by US investors in the value of sub-prime mortgages caused a liquidity crisis. This, in turn, resulted in the US Federal Bank injecting a large amount of capital into financial markets. By September 2008, the crisis had worsened as stock markets around the globe crashed and became highly volatile. Consumer confidence hit rock bottom as everyone tightened their belts in fear of what could lie ahead. The current financial crisis is the worst the world has seen since the Great Depression of the 1930s. For younger generations, accustomed to mild recessions of the new phase of globalization, the misery of the Great Depression is hitherto nothing more than a distant legend. However, the collapse of two Bear Stearns Hedge funds in summer of 2007 exposed what came to be known as the subprime mortgage crisis, reintroducing the world to an era of bank failures, a credit crunch, private defaults and massive layoffs. In the new, globalized world of closely interdependent economies, the crisis affected almost every part of the world, receiving extensive coverage in the international media. “In an Interconnected World, American Homeowner Woes Can Be Felt from Beijing to Rio de Janeiro,” observed the International Herald Tribune at the onset of the crisis. “Chinese Steelmakers Shiver, Indian Miners Catch Flu,” noted...

...I. Introduction A. Real Estate Industry (World & Philippine) Real estate refers to land, as well as any physical property or improvements affixed to the land, including houses, buildings, landscaping, fencing, wells, etc. Vacant land and residential lots, plus the houses, outbuildings, decks, trees sewers and fixtures within the boundaries of the property are examples of real estate. There are a variety of ways to invest in real estate, ranging from real estate investment trusts (REITs) to buying rental property or multi-family housing. For investors turned off by the idea of fixing plumbing and dealing with tenants, REITs offer the opportunity to participate directly in the ownership or financing of real estate projects. REITs are tradable interest (much like a share of stock) in a pool of real estate-related assets. REITs own, and often operate, income-producing real estate such as office buildings, apartments, shopping centers, warehouses and hotels. Many REITs specialize in one property type, such as offices, apartments or regional shopping malls. Most investors buy REITs for their rich dividends, although those dividends are usually fully taxable. Keep in mind, though, that each real estate sector is affected by different economic cycles. Larger, diversified, or geographically dispersed REITs are less exposed to regional weakness and major economic cycles. On the other hand, smaller, more specialized REITs often provide the greatest growth potential. In addition...

Progressive Era Through the Great Depession

...Progression Era through the Great Depression was a time of many accomplishment as well as many disasters. Two major historical turning points that occurred during this time were the Women’s Right Movement and the Stock Market Crash. There were also many pieces of legislations passed during this time. All of these had a major impact on the economy, politics and culture of America. The woman suffrage movement actually began in 1848, when the first women’s rights convention was held in Seneca Falls, New York. For the next 50 years, woman suffrage supporters worked to educate the public about the validity of woman suffrage. Under the leadership of Susan B. Anthony, Elizabeth Cady Stanton, and other women’s rights pioneers, suffragists circulated petitions and lobbied Congress to pass a Constitutional Amendment to enfranchise women (Reforming their World:Women in the Progressive Era, 2007). Leadership of the suffrage movement passed to two organizations. The first, the National American Woman Suffrage Association (NAWSA), under the leadership of Carrie Chapman Catt, was a moderate organization. The NAWSA undertook campaigns to enfranchise women in individual states, and simultaneously lobbied President Wilson and Congress to pass a woman suffrage Constitutional Amendment (Schultz, 2012). The second group, the National Woman’s Party (NWP), under the leadership of Alice Paul, was a more militant organization. The NWP undertook radical actions, including picketing the White House...
