➢ T1 Due to the financial crisis it’s not very attractive to invest in real estate in the ZUIDAS. Conclusion

About the underlined sentences; I’m not sure if we have to address this conclusion to our assignment to improve the image of the city. Otherwise we can remove those sentences.

In order to draw a valuable conclusion it’s important to judge what the weight of the different aspect in our SWOT analysis should be. We did this by creating a confrontation matrix where both strengths and weaknesses confront both opportunities and threats. With a five step marking system we judge the aspects ranging from very promising to very threatening. In the margin of our confrontation matrix the scores are being added to a numerically total. Our conclusion is based on these total scores and of the individual confrontations.
The outcome of the weaknesses and threats confrontation is very alarming. The two weaknesses of the depending on money lenders and the negative publicity are being enhanced by the threat of the uninhabited houses / offices. The third weakness which is the expensive parking is overall not getting enhanced by the threats. The enhanced aspects have a hugh impact on the Zuidas. For us it’s important to take this in count in order to improve the image of the Zuidas. The opportunities and strengths are therefore very important.
The confrontation matrix reveals that the opportunities of the sustainability and the potential to become a unique location are getting stronger when we confront them with the strengths. This means that these aspects become really important to the Zuidas.
The total score of the columns remains intact at the opportunity of the sustainability and all our three strengths. As a conclusion, our focus should be on the opportunity: ‘’growth in student numbers.’’ There are a lot of uninhabited houses and offices which can be used as houses for students on temporary or permanent basis. Besides that the Zuidas has excellent accessibility which allows students to travel fast to their schools. Furthermore students are a young generation who will give the Zuidas area a fresh, lively and young image.
