1) The focal organization of this case is The Walt Disney Company. This issue it faces in this case is that SunCal, a local developer, wanted to build 15,000 condominiums with 15 percent of the units rented for below-market-rate. Disney opposed this claiming that the land should be used for “tourism-related development such as hotels and restaurants.”
2) The relevant market in this case is SunCal, new renters, employees of SunCal, low income families, and construction companies. This is because all these groups are engaging in an economic transaction. The nonmarket stakeholders in this case is DisneyLand, outlining communities, tourist, local government officials, businesses in the resort, and city council. The reason that they are considered nonmarket stakeholders is due to the fact that none of these parties are engaging in economic transaction, but are still affected by the outcome of the decision.
3) The various stakeholders interests are quite different. For example, SunCal, whose business model best represents a stakeholder theory, interests are building affordable housing and being able to enable many of the families that would have to commute. Also, another stakeholder that is in favor of this new building project would be low income families and new renters. These new condominiums would allow them to save massive amounts on commuting and rent. The difference comes from DisneyLand, government officials, and businesses in the resort. Their interests are to protect Anaheim's resort districts and keep any non-tourism projects from this location.
4) The various stakeholders powers include voting power, political power and legal power. They have voting power because the 5-person city council can vote on the issue also the communities were also allowed to vote. They also have political power because DisneyLand, local government
