Executive Summary Milwaukee Adventure Boot Camp (MABC) indoor facility is an exciting new concept in the fitness industry in general and in Milwaukee specifically, one where adults don’t need to struggle to fit exercising into their daily routines and where they can get personalized instruction, effective exercise routines AND nutrition support – all of which support a healthy lifestyle and are promoted by the fitness industry. Adults in the Milwaukee area will no longer need to waste time with the trial and error of trying to figure out an efficient exercise regimen and nutrition plan that works for them in their busy lives as well as one that supports their goals AND works for their families. Milwaukee Adventure Boot Camp incorporates these concepts in a seamlessly integrated way. At the Milwaukee Adventure Boot Camp indoor facility, we will offer non-traditional fitness services in the form of boot camp training; training that most gyms across the US have neither implemented nor have the certification to run properly and safely. Our program is NOT focused on static machinery and cardio equipment but on real life movement. We incorporate all three levels of physical fitness (muscular strength, muscular endurance and cardiovascular endurance) into every workout. No two workouts are ever the same; that is how our clients keep progressing. If your workouts change everyday, you change everyday. During any given workout, programming may include strength training (body weight and dumbbells), stretching and flexibility, functional training (mimicking everyday movement), partner and group work, circuit training and stations, cardio bursts, plyometric conditioning as well as elements of Yoga and Pilates. The facility is fully equipped for all elements of boot camp training. The open date for the indoor facility is set for October 5th of this year. We are located at 4170 North Port Washington Road, Glendale, WI 53209 (North shore population of over 100,000). This location is excellent due to its high traffic volume, proximity to client residences and ample free parking onsite. In addition, there is no other boot camp facility in Metro Milwaukee or WI as a whole. Beerline Crossing LLC (a Wisconsin Corporation) owns the building; the landlord contact is Randy Roth with Endeavor. The contractor doing the work is Ral'f Remodeling and Rafael Olmos is the owner and the one we are working with directly. His phone # is 414-544-3449 and his email is rolmos93@yahoo.com. MABC is owned and operated by Catherine Andersen as operating through a woman-owned business, A-List Fitness, Inc. Mrs. Andersen has over 20 years of experience in the fitness and nutrition industry; she is also a certified personal trainer, a certified boot camp instructor and is currently studying for further personal fitness certification with ACE (American Council of Exercise), Wellness Coaching certification and Food Psychology certification with NESTA (National Exercise and Science Training Association). In addition, she has earned a 4-year Bachelors degree in International Business from the University of Arkansas, Little Rock and a Masters degree in Business from Cardinal Stritch University in Milwaukee. She has also completed a number of continuing education courses, including courses in entrepreneurship, taxes for the small business, Action Business Coaching, and electronic marketing. The indoor boot camp facility will not require an onsite receptionist. The facility will be opened at 5 AM by the morning boot camp instructor for a 5:30 AM boot camp and will remain open until camp is over and all clients have left the building. The doors will be locked and entrance is given by appointment only for personal and small group training until the next camp begins at 8:30 AM. This schedule will continue for the remainder of the day. Camps will run as follows: 5:30 AM, 8:45 AM, noon (TBA in 2010) and 6 PM. Coaching staff has been hired to run all aforementioned camps and are currently in training. The boot camp facility can be operated with a minimum of staff, requiring only two personnel during the busiest of times. The check in system at the facility for boot camps is manual but maintaining the client database is completely computerized and will be simple and effective. With only two other boot camp–type companies located in the immediate North shore area, we expect to turn a profit within the first 6 months of running our indoor operations. We estimate that with the high concentration of residences within a 10 to 15-mile radius of the facility, the lack of immediate competition, coupled with our unique business concept and with our current camper load, we will almost meet our maximum capacity of 100 campers during our first three months of business. This translates to approximately $60,800.00 during that time. Additionally, income will be generated from our off site locations (Elm Grove and Bay view) running their indoor camps and producing an estimated $44,620.00 in revenue. Total estimated revenue for the 4th quarter of 2009 is $105,420.00. January – March 2010, the last three months we are using the indoor facility for boot camp, is estimated at generating $96,810.00 while the Bay view and Elm Grove locations will generate $41,850.00. This brings the total revenue estimate for the 1st quarter of 2010 to $138,660.00. This location and timing are perfect for starting this type of business in our community. We have identified a lucrative market niche that has gone unfilled before now. No other indoor facility in the entire region offers the complete fitness and nutrition package that we do. Milwaukee Adventure Boot Camp (MABC) is a 2, 3, and 4-week indoor/outdoor program of fitness instruction, nutritional counseling and motivational training. Campers (clients) are inspired and have fun while participating in a fantastic workout led by Certified Adventure Fitness Trainers. Each day, camp is one hour in length starting at 5:30 am, 8:45 am, or 6:00 pm. MABC is carefully programmed for all fitness levels. No one is ever left behind or asked to complete more than they are capable of doing safely. And no one ever leaves camp unchallenged! Women and men of all ages and abilities are welcome to participate. Each day will slightly increase in intensity. Campers inspire and will be inspired by others.
The Milwaukee Adventure Boot Camp indoor facility is located at 4170 North Port Washington Road, Glendale, WI 53209. Also, there are several other locations for camper convenience (Bay view and Elm Grove). During the spring, summer and early fall, North shore camps are held at the following local outdoor parks; Bradford Beach (Milwaukee), Atwater Park (Shorewood), Klode Park (White Fish Bay), as well as the Village Park (Elm Grove) and South Shore Park (Bay View). As winter sets in, we DO NOT STOP BOOT CAMP, we just move to large, local indoor facilities that accommodate our vigorous and varied boot camp activities. Participants meet every Monday through Friday for one hour during the 2, 3, and 4-week programs. All participants are expected to arrive on time. Camps start at 5:30 AM and end promptly at 6:30 AM, 8:45 AM and end at 9:45 AM and 6:00 PM and end at 7:00 PM. In some cases, two and three week "mini" camps will be offered and are a great way to test the waters of Boot Camp or to just try something different without the four-week commitment. 
Campers get started by reviewing the pages on the Milwaukee Adventure Boot Camp website; they find answers to many of their questions plus the testimonials and photos are cool. Then they can check out the calendar page to see what camps/locations/times work best with their schedule. The website has an easy to follow, user friendly registration page. Once campers register and submit payment, they receive an official Milwaukee Adventure Boot Camp Welcome Packet and Personal Measurement Sheet. The Welcome Packet and accompanying email contain all of the information they need for their best Boot Camp experience. Campers who do not feel comfortable paying with credit cards online, have the option to download the registration form, fill it out and mail it to us with their check payment. Nutrition seminars and pre-camp assessments are normally held the Saturday before the first day of camp. Campers are notified 7-10 days prior to the start of camp where the nutrition seminar will take place for their specific camp location (all camps will soon meet at the MABC indoor facility) as well as pre and post camp assessment information and locations.
Campers are required to bring an exercise mat, small hand weights (5-8 lbs.), water bottle, running shoes, and a sense of adventure. We suggest that they purchase hand weights at any sporting goods store (Dunhams, Sports Mart, Target or Wal-Mart). There are several businesses that offer special incentives for our campers; we refer to these businesses as preferred vendors. Campers are given details for participating preferred vendor businesses prior to the start of camp. Campers normally can expect that their bodies will become more fit and toned, and they will gain more confidence by making a dramatic improvement in their physical well-being. The camp program includes exercises designed to firm their butt and thighs, flatten their stomach, reduce body fat and increase stamina. By losing fat and gaining muscle, they lose inches and gain strength while looking and feeling better. Also, they meet great people who share in the same vision of striving to reach their goals for a healthier mind and body. Campers receive a FREE nutrition seminar and Milwaukee Adventure Boot Camp T-Shirt. It is an invest in themselves.
As coaches; we promote boot camp because it can help campers achieve dramatic improvement in their physical, mental and emotional well-being. And morning campers finish their training before the rest of the world has even gotten started. Each four-week boot camp has a registration fee of $299.00. That's twenty hours of instruction. It averages out to just $14.95 per hour. Where else can they get premiere or cutting edge fitness instruction for that incredible price? Personal trainers can typically charge $60 to $150 per hour for their services - this is a great opportunity to receive motivating fitness instruction by a certified personal trainer for just a fraction of the cost.
Milwaukee Adventure Boot Camps are designed to be done 5 days per week. However, there are 3 and 4 day a week options AND 2-week and 3-week mini camp options. The 5-day program includes 20 sessions and is the best way to jumpstart a campers fitness and to see dramatic improvements. The mini camps and 3 and 4-day per week programs are also beneficial and are especially good for those who are real beginners, are working with injuries or who want to compliment boot camp with other activities. The 3-day a week program is $229 and the 4-day a week program is $249; campers can choose whichever 3 or 4 days work best with their schedule. Nutrition is a big part of any fitness program so we ALWAYS talk about nutrition and offer tips during every camp so no one misses out.

The facility is planned to be open M-F from 5:00 AM until 7:15 PM. We will occasionally run free and advanced boot camps at the facility on Saturdays and promote them via our newsletter and online. The facility will offer the following unique services not offered by our competitors: • Comprehensive nutrition seminars, personal fitness assessments before and after camp, introduction to many preferred vendors (local retailers and service providers) that have our same camper/target market in mind and advanced and free boot camps. • In 2010, we plan to offer boutique-style personal and small group training as well as Yoga and Pilates in the small studio. We also plan to allow larger groups to hold seminars, meetings, and use the indoor space as practice space for sport groups during times that no boot camps and no personal training sessions are taking place. • Fitness seminars: we will offer affordable seminars for the community, with topics ranging from nutritional to fitness related; speakers will include authors who have published books on these topics and boot camp members will get a discount on the fees. • Fully stocked and maintained men’s and women’s locker rooms with showers. • Quality: each of the instructors will be professional and certified and all of our equipment will be either purchased or leased from top name brand fitness manufacturers. As camps grow, equipment will be purchased for the boot camp programs and the larger personal training equipment and machines will include a multi-station universal and free weights, along with a small complement of cardiovascular equipment (treadmill, upright bike, recumbent bike and elliptical). Using the indoor space and the personal training equipment as a focal point, we can expand our offerings through one-on-one and small group programs as well as classes offered in our Yoga/Pilates studio. The indoor boot camp facility is approximately 8417 square feet, of which, 6600 will be used for boot camp training, 1000 square feet for personal training (strength and cardio equipment) and the remainder to encompass the locker rooms, and the small onsite office. Description of the Industry The fitness industry is growing by leaps and bounds, in large part because of baby boomers who are strongly focused on staying healthy as they age. They have the discretionary income, they know the value of getting and staying in shape and they want to live longer, healthier more active lives. They will pay for customized programs that address these areas. According to U. S. Department of Labor / Bureau of Labor Statistics, the fitness industry is expected to grow more quickly than average, with the need for fitness workers expected to increase by 27 percent from 2006 through 2016. But our clients do not want the same ‘ole gym experience; they want something fresh, something new with lots of variety that is fun and effective. And they want to workout with their peers, it helps keep them in the social loop and adds lots of motivation and accountability to their regimen. We also have a large group of clients that are busy in their careers, in school or with families. They do not have time to spend wasting in the gym trying to figure out the best formula for them to get in shape. According to CostHelper.com, the average cost of a monthly fitness club membership ranges from $35 to $40, although prices can be as low as $20 per month and as high as $100 per month. People will usually travel up to 15 miles to visit a fitness center and 15.6% of people in a given area are likely to buy some type of fitness membership. We choose this legal entity because corporate losses can be passed through to the shareholders and as the owner (and shareholder), we may be able to take the loss against income that appears on our personal return. We can have the protection of limited personal liability without having to pay corporate taxes. We can minimize self-employment tax and FICA tax and our profits, as a shareholder, are not taxed in this manner. It's easier to raise capital as a corporation than as a sole proprietorship or partnership. Business Location The 8417-square foot space located at 4170 North Port Washington Road, Glendale, WI 53209 is centrally located just west of Shorewood, just south west of Whitefish Bay and Mequon and just north west of the lake and downtown Milwaukee. The location has plenty of parking spaces and is visible from Port Washington Road and very close the ramps of I-43 North and South. The overall layout is excellent for the layout plan of Milwaukee Adventure Boot Camp. The boutique-style personal training area with free weights and cardio machines will be located in rear on the western most wall. The rear western portion of the facility works well for the cardio and strength equipment given its “out of the way” placement and since there are six feet tall windows on the northern exposure and ceiling skylights running north/south allowing for much natural light. Mirrors will need to be added. The eastern portion of the facility holds the Yoga/Pilates studio to the immediate south and the small office and conference room area to the immediate north of the upper entrance. The contractors are equipping the facility with the necessary electrical outlets for the fitness equipment with electrical components to them. Rubber floor will cover almost 6600 square feet for maximum boot camp usage. Some further interior decorating will be required, such as setting up soft sided cubical dividing walls between the office and boot camp area, appropriate painting of the north cinderblock wall and hanging of boot camp inspiring prints. The locker facilities, located next to and just west of the Yoga/Pilates room, are divided into men’s and women’s use with a small laundry room next to the women’s side. Target Market Milwaukee Adventure Boot Camp will focus on encouraging men and women, ages 25-55 with and without children to join our camps. We offer effective boot camp services for busy people, working mom, single individuals, couples and college students. We run camps for all fitness levels from beginner to advanced, from couch potato to triathlete. There are approximately 100,000 people living in the North shore (East side Milwaukee, Glendale, Shorewood, Whitefish Bay, Fox Point, Bayside and Mequon). Because we are the only fully functioning boot camp facility in the county and the only one in the North shore, we believe that some people will drive more than 10-15 miles to access our services and enjoy our programs. They are already doing so to enjoy the benefits of our outdoor program and we believe it will continue as we move inside for the winter months. We believe that we can capture our targeted audience by using effective advertising and by encouraging current satisfied campers to participate in word-of-mouth recruiting, in large part because of our camps “bring a friend to camp for free” day, our already established Referral Program, as well as our sincere and constant support throughout the boot camp program. Inventory and Pricing Starting inventory will consist of T-shirts featuring the Milwaukee Boot Camp name and logo, free hand weights in a range of weights for those who “forget” their own, stretch fitness bands, hurdles, agility rings, agility ladders, cones and fitness playing cards. We do not plan on holding any major inventory; our model does not call for that. We do plan on offering an all-inclusive sports nutrition supplement kit through Advocare and promoted through our nutrition seminars. Camp costs are set based on the days per week a camper attends as well as the weeks in a camp as follows:

Competition While there are four other fitness centers in our community (The WAC, LA Fitness, Shorewood Rec. Center and the JCC), and two other boot camp-type programs (Sexy Milwaukee Boot Camp in Bay view and Cross Fit in Milwaukee), Milwaukee Adventure Boot Camp will be the only fully functioning boot camp facility in the heart of the North shore community, with no other center within the 10-15-mile radius; moreover, we are the only boot camp facility in the entire region that focuses on all three areas of physical fitness (muscular strength, muscular endurance and cardiovascular endurance) and nutrition wellness for all adults. There is no other boot camp program in Wisconsin that mandates that their coaches are also boot camp certified instructors as well as certified personal trainers. Our closest competition Sexy Milwaukee Boot Camp, which also offers boot camp-style programming and is approximately 15 miles from our proposed location.

Indirect competitors include fitness centers outside the five to ten-mile radius and/or boot camp-style businesses and park and recreation departments offering programs with elements of boot camp-style elements for adults. However, the latter only competes with us during certain times of the year and do not provide continuous programming; nor do they offer programming that all fitness levels can enjoy. Management and Staff Milwaukee Adventure Boot Camp (MABC) is owned and managed by Catherine Andersen of A-List Fitness, Inc. Mrs. Andersen has over 20 years of experience in the fitness and nutrition industry; she is also a certified personal trainer and is currently studying for further personal fitness certification with ACE (American Council of Exercise), and Wellness Coaching certification and Food Psychology certification with NESTA (National Exercise and Science Training Association). In addition, she has earned a 4-year Bachelors degree in International Business from the University of Arkansas, Little Rock and a Masters degree in Business from Cardinal Stritch University in Milwaukee. All certified coaches teaching boot camp classes are hired as independent contractors and also run their own, separate companies. The office manager position is a part-time position, staffed between 20-30 hours a week. The office manager is paid $2000/month and is also an independent contractor as MABC has no employees. Coaches are paid as follows where compensation is based on a percentage of GROSS revenue for the camp in which the contractor is assigned. a. 10% of GROSS while training with another trainer b. 15% of GROSS for the first solo camp c. 20% of GROSS for the second solo camp d. 25% of GROSS for the third solo camp and every camp thereafter Financial Information Risks As with any business venture, there are risks associated with opening this indoor boot camp facility. One possibility is that one of the other already established boot camp-style businesses (Cross Fit or Sexy Milwaukee) in our county might decide to start focusing on programming similar to ours. However, we see this as a remote possibility. Cross Fit programming is focused on a few core exercises and is based on a “competitive environment” and Sexy Milwaukee is all co-ed and runs only a 45 minute program, three days per week with programming that is focused mainly on plyometric work. Both have a focus that is extremely narrow as compared to the programming of Milwaukee Adventure Boot Camp. Another risk might be that they lower their prices far below their current price; making the price difference between the MABC and theirs more apparent. Because of the wide range of services that we offer and the new indoor facility all year boot camp option, locker rooms and equipment that we’re leasing, we cannot lower our camp prices and, by adding the facility we cannot afford to take a smaller profit margin. Because we are in a higher traffic area, we do anticipate the majority of potential campers to choose us rather than driving extra miles to use the other business or chose their limited service offering. We believe that our sales targets are realistic based on our market research, but there is always the possibility that our target sales will not be achieved for the end of 2009 and the first quarter of 2010. We will closely monitor revenues on a daily, weekly and monthly basis to ensure that our sales targets are being reached, and if they are not, we will make every effort to discover why not and correct any issues we find. Facility start-up capital will carry the MABC expenses until the opening of the facility on October 5th. Finally, we do not offer an aquatics program or a child care element, therefore, if people prefer our boot camp programming over the local fitness clubs, but wish to include aquatic exercise or swimming lessons in their fitness routine during the winter months, we cannot effectively compete for those particular potential clients. We do however have an unmatched nutrition support component to our program, which has shown over the past year to not only attract potential clients but helps us retain them as well since no other fitness club or boot camp-style business offers this to the extent that MABC does. Cash Flow Excluding the spike in cash flow for the summer boot camp season (May-August), the Platinum Package sales and the New Year’s resolution increases, we project positive cash flow beginning in November of this year. Following are our cash flow projections for the next two quarters and those periods of operation (note that these figures include sales projections for the 4th quarter of 2009 (Oct-Dec) and the first quarter of 2010 (Jan-March)). In order to pay for the indoor rubber flooring ($14,520.00 and a necessity for function and camper safety) as well as a small credit holding for unplanned or incidental costs not accounted for; we are requesting a line of credit or small business loan of $75,000.00. Our plan is to NOT use the complete amount, just what is needed. Additionally, given our forecast, we plan to be able to pay $2000.00/month in loan repayment on the portion used. Money for repayment will come in the form of camper registration and Platinum Package memberships. As opposed to a start-up company, A-List Fitness, Inc. (MABC) incorporated in November of 2007 and opened for business in February of 2008 with minimal investment and equipment. We have had over 1000 campers come through our program to date and we are currently at an 80% retention rate. Our high season is the outdoor season (May-September). Until now, we have been forced to decrease our camp offering to ONLY one, women-only camp, one time per day (Nicolet High School at 5:45 AM) due to the lack of available indoor space. We, in short, were running our business, fully, for only six months of the year. Having an indoor niche boot camp facility will allow us to maintain a larger portion of our campership, run a full business with no down time 12 months out of the year and enjoy the revenue that these will bring. Further more, our Bay view and Elm Grove locations will be only running 5:30 am camps during the winter months, using indoor church and school space.
