...the most important assets a person has. The next principle is the cost of something is what you give up to get it. This is similar to a trade off in the way that you are giving up something to get something, but with a tradeoff sometimes you can do less of the other and still have it, but when you give up something completely that is different. Things you might have to give up when purchasing a home would be going on a vacation twice a year. You might have to give up going on a vacation twice a year and reduce it to once a year. Even the little things can count when giving up something, like getting a cheaper brand of certain products and foods that will save you money. Another principle I am considering before buying the new home is thinking at the margin, this is very hard for me to do. I like to spend money like I have a lot more money than I do. So sometimes I will think I can afford to get the home with the nice view and walk-in closets, but in reality if I buy the home with less of a view and not as many upgrades I would be more financially stable and happier with my decision in the long run. It is very hard for people to...

...Final Project: A New House – Decision XECO 212 Week 9 7/21/11 Seffan Bune Home ownership is considered by many as the pinnacle of the American dream, a two car garage, white picket fence, and nice backyard for those projects that are somehow always nearly completed. This is what we have been told is the major leap into adulthood and makes you one of the high caliber Americans who can claim that their home is their castle, but is this still true in this country? With the financial downturn and the home foreclosures at a all time high, nearly every block I see has a home for sale at reduced price so how does this milestone still hold up to scrutiny and how can this generation still reach for that goalpost of what is considered the standard of the happy nuclear family? The decision to purchase a home is the major point in an American life and it is a decision that should not be taken lightly because if not done correctly and with a plan on how to sustain the purchase that is not solid the consequences could be dire. After taking this course I have found out that there are methods and concepts that if implemented correctly the idea of owning a home is still within grasp of many of us but there are many things that need to be weighed before pulling the trigger on such a large and momentous decision. First are the ten principles of economics which I will go into more detail later on that are crucial to making a large purchase be it a home, car, or any other large ticket item...

He is thinking of subdividing his land and building homes and shops. He reckons he could make a good profit by selling the homes and renting the shops. Uncle Dan has several costs and risk factors to consider in making the switch. The best way to approach this scenario requires researching the economy in terms of GDP growth rate, interest rates, level of unemployment, the business cycle, fiscal policy, monetary policy, international trade, and demographics from a macroeconomics perspective. The findings, interpretations, and conclusions expressed in this report do not necessarily reflect the views of the Executive Directors of the World Bank or governments they represent. This report takes into account information available up to end of March 2012. Questions and feedback can be addressed to Philip Schellekens (pschellekens@worldbank.org). EXECUTIVE SUMMARY RECENT ECONOMIC DEVELOPMENTS The Chinese economy is in the midst of a gradual slowdown. A weaker global economic environment and tighter domestic policies combined to slow GDP growth from 10.4 percent in 2010 to 9.2 percent in 2011. Slow growth in the Euro area and sluggish recovery in the US limited the contribution of net exports, as exports decelerated more rapidly than imports. Tighter domestic policy conditions dampened investment – particularly in infrastructure and real estate. In contrast, consumption growth remained robust as consumer confidence was sustained and household income continued to grow rapidly. Inflation, which was a policy concern over 2011, has been on a declining...

.... 1 Introduction The real estate market, like other markets, is subject to the pressure of supply and demand. When speculation runs wild, prices can inflate rapidly. This is a "housing bubble." The danger in this situation is that the market will not be capable of sustaining the inflated prices, so the value of properties begins to come down, sometimes rapidly. Definition of a Housing Bubble * A "housing bubble" is a cyclical economic event where high trade volumes inflate prices, which ultimately become unsustainable, causing a lowering, or "crash" in values. Economic bubbles may be called by a variety of terms, including a speculative bubble, a market bubble or a balloon. Economic cycles of this nature are not exclusive to real estate. They have occurred throughout history in a variety of markets, including stocks, tulips and pottery. Contributing Factors to Unstable Housing Conditions * It could be argued that a housing bubble is really an example of a credit bubble. Although real estate is the underlying commodity, most house buyers use credit -- in the form of a mortgage -- to secure the property. Lax lending guidelines, rapidly inflating values, speculative buyers and the use of adjustable rate mortgages (ARMs), which can adjust to higher rates, are all factors in accelerating the likelihood of borrowers defaulting...

...There is an old saying when it comes to the markets: investors are like sheep. And, just like sheep, most investors follow the herd aimlessly without a real understanding of what’s happening around them. This is also why most investors can’t outperform the market: they’re part of the flock. Following the crowd almost guarantees that an investor will lose money over the long term. The goal of any investor is actually to step back up on a hill overlooking the flock and watch where the sheep have been and where they’re heading. Be ahead of the crowd, not part of it! Most investors will make several mistakes in 2012. But, by being a contrarian, you have the possibility of gaining long-term wealth by taking a different stance than the crowd. You must be careful not to just do the opposite of what everyone else is doing; rather, make sure you have a well-researched and thorough understanding of the market landscape to understand where opportunities are. We’ve analyzed the markets and identified six potential mistakes that investors might make in 2012. Of course this analysis allows people not only to avoid these mistakes and prevent losing money, but it also offers the opportunity to make money. This analysis will reveal the six opportunities of which the majority of people aren’t aware. By the time the mass public becomes aware of them, these opportunities will already be gone. ...University The US Economy Like any economy, the United States experiences growth, contraction, and periods of increased volatility throughout any given time period. This analysis seeks to provide a concise report of the current state of the US economy based on the latest data metrics provided in the reports published by the Wall Street Journal. The following information delves into the quantitative and qualitative aspects of the economy’s growth and employment, consumer activity, inflation, housing construction and sales, and international trade. The first metric to be examined is more than likely the one that the average citizen thinks of when thinking about the current state of the economy: Unemployment. It affects virtually every metric from the Gross Domestic Product (GDP) to the Consumer Price Index (CPI). The long term figures by the Bureau of Labor Statistics noted in Appendix A display that the unemployment rate has been on the decline for a significant period of time, and furthermore, is expected to close the 2015 year at a rate of 5%, with the potential to plummet further to 4.6%. The decline appears significant, especially considering the Labor Force experienced growth. Secondly, the GDP should be taken into consideration, as it’s one of the most useful statistics when looking at the health of an economy. The GDP for October is 18 trillion dollars, down from 18.01 trillion in September. As explained in the textbook, the reduction may be a result...

...9 -2 1 1 -0 0 4 REV: MAY 30, 2012 ANDRÉ PEROLD ERIK STAFFORD Harvard Management Company (2010) In February 2010, Jane Mendillo gazed out of her 16th-floor office window at a cold Boston Harbor and reflected on the set of issues facing Harvard Management Company (HMC). Since her return to HMC as CEO in July 2008, Mendillo had successfully managed the endowment through the worst financial markets crisis in a generation. But that period had brought to the fore multiple issues facing Harvard’s endowment, and she wanted the lessons from the crisis to inform the decisions at the HMC board’s next meeting. The board members would soon be reviewing its policy portfolio along with the current positioning of the endowment. They were eager for an update on a variety of related issues, highlighted during the crisis, such as the allocation of the endowment between internal and external managers, the illiquidity of much of the endowment, the effectiveness of HMC’s risk controls, and coordination with the university regarding its liquidity needs and risk tolerance. The Role of the Endowment Harvard University had been founded in 1636, and from the beginning its endowment played an important role in the financial structure of the institution. As of June 2009, the endowment totaled $25 billion. Each school within the university owned units in the endowment, much like an individual would own shares in a mutual fund, and received distributions from the endowment (“spending”)...
