...SWOT Analysis BUS/210 The business plan I chose to do a SWOT analysis on, is a desert bakery business plan called Rutabaga Sweets. This is a very well written business plan that was obviously thoroughly thought out. Rutabaga Sweets is a desert bar and bakery located in Washington DC. This bakery has an interesting twist on what people may think of a normal bakery. I will be conducting a SWOT analysis by providing information about the business’s strengths, weaknesses, opportunities, and threats. It will explain the health of the business, problems the business venture may face, as well as, ideas that might improve this business venture. Some strengths in this business venture are, it is a sole proprietorship. Which means there is only one owner, and they are responsible for any liabilities, or cash made by this business. Another strength to this business, is that it is not just a regular bakery. Customers can go in and eat there, and watch their food be prepared, or customers can call in and pre-order deserts for parties and things. This bakery also, offers cooking classes and clubs. These strengths will attract customers, and create many sales. Opportunities in this business are, Washington DC has the perfect climate for a business like this, and Washington DC residents spend more money dining out than anywhere else in the country. Therefore, Rutabaga Sweets should have plenty of opportunity. Washington DC may have a lot of bakeries, ice cream shops, and coffee places...

The goal of a SWOT analysis is to create lists of all of the internal and external strengths, weaknesses, opportunities and threats to inform strategic planning decisions. ...Single Family Residential Case 3007 P ST NW, Washington, DC, 20007 1. Recommendation: Do not pay in excess of $1,968,000 for the subject property located at 3007 P St NW, Washington, DC, 20007. This value will provide a 10% Internal Rate of Return and a 23.2% average cash-on-cash. 2. Issues: ▪ Rental Rate- One main issue was coming up with the appropriate rental rate. REIS, Costar and various other reports were used based on the NW DC/Georgetown submarket. From these studies, a rental rate of $2.89 per square foot was calculated. Using this calculation, the property would have a monthly rental income of $6,878 ($2.89 x 2,830 sq ft). This approach doesn’t take into consideration the English basement as additional income, parking, superior location, and overall quality and appeal of the property. After conducting more research and speaking to broker Nicki Berg from Colliers International on February 1, 2012 at 10am, a monthly rental price of $11,600 was deemed appropriate given the prestige of the property. ▪ Rental escalation- Based on data from Costar and REIS, a rental escalation of 3.5% was projected. Based on conversations with professionals in the industry, a 4.0% rental escalation was used. ▪ Vacancy Rate- Based on a REIS submarket study, the average vacancy for the NW DC/ Georgetown submarket is 4.0% for a five year annualized forecast. Vacancy generally moves inversely with the strength of the market. That is, the weaker the market...

...Environmental Psychology Article Analysis PSY/460 March 26, 2012 Environmental Psychology Article Analysis Catastrophic events are incidents that have a sudden and powerful impact that elicit a reaction from people universally (Arkkelin & Veitch, 1995). These kinds of incidents can include nuclear disasters, natural disasters, or terrorist attacks like the attacks that took place on September 11, 2001 (9/11). The examinations of the psychological phenomena that occur from these events are crucial for the understanding of how people experience, respond, and perceive global threats (Hipp et al, 2009). Specifically, the attacks on 9/11 were actions of terrorist and exposed the weaknesses of the nation, and specifically Washington DC. The article that will be scrutinized by Bornstein & Hendricks (2007) attempts to analyze the stress responses of adolescents in the Washington D.C. area within an ecological structure including, adolescent perception, maternal personal characteristics, and adolescent personal characteristics. The Theoretical Basis of the Article Bornstein & Hendricks (2007) use, “…a developmental, multivariate approach that allows for the evaluation of interrelations among variables as well as the unique contributions of each…” (p. 72). ...For the radio station analysis paper I decided to listen to Cleveland’s Z 107.9 FM. I listened to their morning show hosted by comedian Rickey Smiley and the rest of his crew. I listened to the Rickey Smiley morning show because this is a show that I listen to on a regular basis. On the Rickey Smiley morning show they play some of the top songs with some throwback songs mixed in but they also have skits and shows that they put on for the audience. They have a segment called paternity test Tuesday’s that I find hilarious. While these segments are fictional they are still entertaining because they provide the element of somebody else’s drama that everybody loves to distract them from their own. Z 107.9 is owned by the radio conglomerate Radio One, which is owned by Kathy Hughes. Radio One and Mrs. Hughes own many different radio stations across the country including my favorite station at home in Washington DC 93.9 WKYS. The Radio One home office is also located in the Washington DC area. Kathy Hughes also owns the television company TV One. Some radio shows have been able to cross over and also have a television program. For example the Rickey Smiley show also has a television version or segment of for his show. Another reason that I enjoy listening to some of the more of the shows on Z107.9 is because I know I will be able to listen to them in other places. The greatest example of this being the Rickey Smiley shows. Not only is it broadcast in the Cleveland area but it is...
