...Final Project: New House Decision ECO/212 February 20, 2010 The arrival of a new baby is a major lifestyle change. The decision to buy a house takes into account pros and cons of making a major purchase. A studio apartment is a difficult living arrangement with a new baby, because it is small and without a separate space for a baby. The studio apartment is not in proximity to schools or services, which are needed for childcare. A house offers space for baby, a yard, schools, and services. The pros of home ownership offer many benefits not available with a rental property. Trade-offs The studio apartment although close to downtown night life, is not close to schools, churches, or shopping centers. This location worked well for the past few years, because children were not part of the equation. Some trade-offs are required before making a housing purchase. Proximity to night life is enjoyable; however, caring for a new baby will limit a carefree lifestyle. Purchasing a home will require a down-payment and closing costs. In addition to a monthly mortgage payment, utilities, homeowner dues, repairs, maintenance, lawn care, insurance, and taxes are costs of ownership. When renting the renter does not have homeowner dues, lawn car, property taxes, and most repairs and maintenance costs. Homeowners unlike renters can make home modifications, without ramifications. Equity in a home increases the homeowner’s personal wealth. Homeownership also signifies stability. A renter...

...lot of people know that they cannot pay for the houses they will acquire primarily because their credit standing won’t allow them to do that too. Having a secured loan is also a decent thing to do these days. A lot of times, your mortgage broker cannot give you the right type of package you need because they are not available. In this case, you need to delay the purchases you will make to be able to make sure that your money will be worthy. Remember that it is so hard to engage in a house buying knowing that you don’t have the right amount needed to pay for the property in whole. Lose of job – a lot of people nowadays are suffering from lay off. A lot of companies are on retrenchment so a lot of workers have been laid off. It may not be sensible to buy during this time of retrenchment because you will never know if you will be laid off or...

...Dion Tarver Instructor Lauri Goodling English 1101 September 27, 2010 Military Life vs. Civilian life Life in the military offers many benefits that are not available to most people living a civilian life. Joining the military is a defining moment in a person’s life and has long-term effects on his or her immediate family. The sacrifices of a soldier may include long absence from home and family, deployment to dangerous places, and uncertainty of personal safety. Nonetheless, the benefits of serving in the military outweigh any conceived possibility of danger, discomfort, or homesickness. The military provides education/specialized training and healthcare, creates jobs, and offers opportunities for traveling to different places in the world. The current state of the job market in America is very limited to those with little education or any specialized training. For civilians seeking a new career, they are forced with having to pay for the training unlike their military counterparts. The military has a wide range of occupational specialties (MOS) from which any service member can choose upon entering or at any time during their career. Unlike civilians who usually must maintain a job in order to have an income, military personnel are paid while in school learning occupational skills. Along with the expense of paying for training, civilians also must seek employment on their own and can choose to work anywhere they want. Adversely, military personnel do not have...

Others never even smoked but are prone to the same illnesses as the smokers. Recent studies show that there is an intense need for effective smoking cessation programs on campus. Among all smokers, the prevalence by age is highest among college-age people (ages 18-24). The annual prevalence of tobacco use among all smokers since 1990 has remained virtually unchanged, meaning that other age groups are decreasing tobacco use, while college students are smoking at a greater rate. Tobacco causes disease and premature death in nonsmoking as well as smoking adults. In the United States, secondhand smoke is thought to cause about 46,000 heart disease deaths each year. Of all smokers, one in three will die prematurely from tobacco use. One step colleges and universities can take to reduce smoking among students is by making campuses smoke-free. Purpose and Scope The goal of this report...

...supervision, yet admit approximately four times as many offenders each year as all other correctional components combined” (, ). Jails intentions are to protect the public and citizens of each county by housing criminals and keep them off the streets. Majority of people cannot tell the difference when people say a criminal goes to jail when in reality he should be going to prison. There is confusion with serving time in jails and prisons. Jails are local operational correctional facilities that detain accused criminals before or after a judgment or verdict (Seiter, R., 2011). Jails usually house these criminals for no more than a year. The difference between jails and prisons is that jails are for short sentences oppose to prisons were criminals usually are incarcerated for longer periods. “The average length of stay for a jail is fifteen to twenty days, much less than the average thirty-six month length of stay within a prison”( Seiter, R., 2011p.78 p.2). Sheriffs usually operate the county jails in the different counties of each state and serve as holding of inmates before sentenced. When criminals arrested, get to the jail they will get booked, wait until they receive their sentence or bail out of jail, and await trial. Those criminals that cannot afford to post bail usually stay in jail and await trial. Each case is different, depending on the severity of the crime. The initial admittance into jail, especially the first 72 hours are very critical. “Immediately...

...franchise of the New York Mets,” (Person, 2001). Upon the introduction of the Brooklyn Cyclones, the void in which the Dodgers left was filled. There are many underprivileged neighborhoods in the areas surrounding KeySpan Park, home of the Brooklyn Cyclones. These neighborhoods include Bedford Stuyvesant, Brooklyn Heights, Flatbush, East New York, as well as Brownsville. Sports have been an outlet for many children, and in some cases a way to stay out of trouble. Staging an All-Star One-Day event such as “A Day at KeySpan Park” would provide underprivileged youth with the opportunity of meeting major and minor league players, as well as the opportunity of playing with them. Following the mingling session, the Mets will play in a game vs. the Cyclones in which the children as well as their families can enjoy. Giving back to the community is the main focus of this proposed event, and it will create for awareness of Baseball. Choice of Place and Time One of the deciding factors in choosing KeySpan Park as the site of the event was the fact that the Brooklyn Cyclones are one of the biggest minor league teams in the New York City metro area. Also, the team is an affiliate of the New York Mets, who have a large and loyal fan base. One venue that was of consideration was the stadium of the Staten Island Yankees, Richmond County Bank Ballpark. The Staten Island Yankees also have a large and loyal fan base but the deciding...

...Microeconomics 200 Essay Semester 3, 2012 Student’s Name: Lam Chung Him Michael Student’s ID: 14634820 Unit Name: Microeconomics 200 Tutorial Day and Time: Thursday 5-6pm Tutor’s Name: Lee Thiam Soon Introduction The reason of writing this essay is that nowadays people purchase real estate mainly for making money. Therefore, this essay will apply standard consumer theory to the housing market and clarify the differences of the decision-making process in purchasing a residential dwelling between standard consumer choice theory and behavioral economics. Moreover, the specific characteristics of speculative bubbles in the real estate market in Spain before and during 2008-2012 will be examined. Part 1: Applications of Traditional vs. Behavioral Economics Explanations Consumer choice is about maximizing their satisfaction by using the limited incomes to fulfill their preference (Silberberg and Suen 2001, 252). There are few general assumptions about consumer’s preferences. Firstly, consumer can rank and compare their choices according to their preference. For example, they can decide to prefer residential dwelling to holiday activity, holiday activity to residential dwelling or indifferent between both choices. This is the assumption called completeness (Isaac 1998, 9). Secondly, preferences are transitive. It means that if a consumer prefers residential dwelling to holiday activity and holiday activity to car, then the consumer also prefers...

...set-backs and numerous government policies were implemented to help prevent a similar future financial crisis. A recession generally lasts from six to 18 months, and interest rates usually fall in during these months to stimulate the economy by offering cheap rates at which to borrow money. The sharp decline in economic activity during the late 2000s, which is generally considered the largest downturn since the Great Depression. The term “Great Recession” applies to both the U.S. recession – officially lasting from December 2007 to June 2009 – and the ensuing global recession in 2009. The economic slump began when the U.S. housing market went from boom to bust and large amounts of mortgage-backed securities and derivatives lost significant value. The Great Recession officially lasted from December 2007 to June 2009 began with the bursting of an 8 trillion dollar housing bubble. The resulting loss of wealth led to...

...long time, conventional wisdom seemed to be that you grow up and buy a home because that’s just what you do. But lately, people are realizing that it isn’t always the smartest financial move. Obviously, the housing crisis has a lot to do with that—it’s made people question the standard assumption that homeownership equals financial stability. Five Things I Wish I Had Known Before I Bought a House Homeownership isn’t a good or bad idea on its own. It has everything to do with your own situation. Sometimes, buying a home is the smart thing to do; other times, it really isn’t. Whether or not it’s smart for you will depend on a few different factors. Here’s what you should keep in mind. Don’t Think of a Home as Your Main Investment Should I Buy a Home or Just Keep Renting? The biggest argument for owning a home is that it’s an “investment.” But a lot of people overestimate the return on this investment. People tend to believe that homes are appreciating assets, but this isn’t always true. Yale economist and Nobel prize winner Robert Shiller debates this topic openly, having crunched the numbers. He says that, overall, the housing market doesn’t have a great long-term return. It barely outpaces inflation, in fact. He told USA Today: “If you look at the history of the housing market, it hasn’t been a good provider of capital gains. It is a provider of...

...demand or supply of a good or service by a consumer will be a factor in regulating prices. In the case of the luxury tax that was implemented the demand for the goods changed and people found substitutes or other alternative to replace their needs. This change is not dependent on the status (lower, middle or upper class) of a group or individual. Incentive work – this is the things that encourages or motivate a person to do something. Humans on a hold are slaves to their own reward systems and will do what it takes to get rewarded. In this chapter there are clear examples. People are willing to work harder if they will pay taxes in a lower tax bracket, while on the other hand, people are willing to stay home and live off government grants and benefits – subsidized housing and health food stamps, etc, than paying high rate employment tax to the government. This point also ties in with opportunity cost that will be defined and discuss below. Opportunity cost- this is the value of the best forgone alternative or in layman language it is the value of giving something to get another. People are not willing to give up a life of welfare where things are free to go out into the working world to pay higher bracket income taxes to the government. If the government provided lower corporate tax rates and tax breaks people will be more willing to get a job than to stay home and collect welfare. This is...
