...The Casual Vacancy is a 2012 novel written by J. K. Rowling. The book was published worldwide by the Little, Brown Book Group on 27 September 2012. A paperback edition was released on 23 July 2013. It was Rowling's first publication since the Harry Potter series, her first apart from that series, and her first novel for adult readership.[1] The novel is set in a suburban West Country town called Pagford and begins with the death of beloved Parish Councillor Barry Fairbrother. Subsequently, a seat on the council is vacant and a conflict ensues before the election for his successor takes place. Factions develop, particularly concerning whether to dissociate with a local council estate, "the Fields", with which Barry supported an alliance. However, those running for a place soon find their darkest secrets revealed on the Parish Council online forum, ruining their campaign and leaving the election in turmoil. Major themes in the novel are class, politics, and social issues such as drugs, prostitution and rape. The novel was the fastest-selling in the United Kingdom in three years[2] and had the second best-selling opening week for an adult novel there since Dan Brown's The Lost Symbol. It became the 15th best-selling book of 2012 during its first week of release. Within the first three weeks the book's total sales topped one million copies in English in all formats across all territories, including the US and the UK[3] The book also set a Goodreads record for the all-time biggest...

...in market rent, cap rate in 2003, vacancy rate, and our plans to sell the investment after 5 years all hold. If one of these assumptions doesn’t hold and the 5-year projection is below expectations, it can still be remedied by holding the asset for a longer time period. Assumptions/Issues The principal issue in the completed analysis is the extent to which the assumptions are accurate. To make a recommendation based on the financial information provided, it is necessary that the assumptions used are held. Namely, the difference between the assumed vacancy rate of 5% and the average industrial vacancy rates of 6-7% would fundamentally change my recommendation, as the financial analysis of these two scenarios will show in the report. Additionally, there is also a difference in holding the property for 5 years versus holding it for 10 years, and it is worthwhile to explore these two circumstances in conjunction with the differing vacancy rates to assess the best course of action to take with Shady Trail. The property itself is in line with what we are looking to invest in. Since there will only be two tenants, the building can conveniently be divided amongst them. A potential drawback of limited truck turnaround space is also eliminated since no more than two tenants will be occupying the space, and easy access to the Freeway system is a positive factor as well since it will draw future potential tenants. Although I’ve assumed a 5% vacancy rate for this building, I will...

...Addressing the Vacancy Rates The case scenario that we are presented with currently uses a selection process that is causing the vacancy rate of the company to increase. I am not sure of what the current vacancy rate is because the scenario does not tell us what the current rate was when our management took over operations. However if I assume that they were at a 100% employment capacitate. The current process will increase the number of vacancies by 25 people per month, which equates to a 1.1 percent increase in vacancy rates per month. With the current hiring process in nine months we can expect it to be about 10% which will cause serious problems with the quality of our work force. As the vacancy rate increase we would also expect the turnover rates to increase because we would end up overburden the employees that have decide to stay. A vacancy rate is by definition is “A simple little ratio of the number of job vacancies in our economy to the sum of employment and job vacancies. In essence, this measures the fraction of jobs in the economy that are open, but haven't been filled. To be included as an officially vacant job, employers must be actively searching to fill it with a warm body, by advertising in the paper, contacting employment offices, etc. Like the more common unemployment rate, the job vacancy rate is a useful indicator of the business cycle. When the economy is booming, the job vacancy rate is likely to be relatively high. A low rate signals a recession...

...Pro forma analysis cash flow forecasting Apartment Investment Case Study Scenario An investor is considering buying an apartment building with 140 units offered for sale at $16,500,000. The subject apartment building has the following unit mix: Additionally, the following assumptions are also being made by the investor in order to construct a 5-year cash flow pro forma: Vacancy and Credit Loss In the current market, vacancy and credit losses are running at 9%. Due to the improving market conditions as well as the investor’s prior experience leasing and operating multifamily buildings, it’s expected that vacancy will steadily decline over the next 5 years to 5%. Potential Rental Income Potential rental income is based on the above unit mix. The 1-bedroom and studio rental rates are expected to increase at 1% annually. The 2-bedroom units are expected to increase at 2% annually. Financing After a preliminary discussion with a relationship manager at a local bank it’s determined that a loan can be extended based on the lesser of a 1.25x debt service coverage ratio or 80% loan to value. Additionally, assuming the underwriting process doesn’t reveal any red flags, it’s expected that the loan will be based on a 20 year amortization and a 6% interest rate. Operating Expenses The following table breaks out historical operating expenses for the property as well as projected increases over the holding period. Reserves for Replacement In addition to the above operating expenses...

...ba, and 3 ba/2 ba. With the combination of different kinds of units, the apartment better meets the potential tenants’ need and will lead to an easier tenants bring-in and suffer less volatility in future. Also, the well maintained Courtyard with swimming pool and outdoor eating area provides a nice environment. What’s more, the new copper pluming system, vaulted ceiling, central air and heat system add value to this apartment and differentiate it from other potential deals. Potential high capital gain: Due to low historic interest rates and a growing population, price of the area’s single family and condominium went through a continuous rise in recent years. This not only widen the rent/own affordability gap which may result in lower vacancy rate, but also provides the possibility of an extra capital gain upon sales of the apartment comparative with other deals in different cities and areas. Low interest rate and benefits from leverage: the relative low interest rate (< Cap rate) will provide a positive operating leverage, which enlarge the ROE and less the burden of initial capital investment. Cons: with the appealing characteristics listed above, there’re certain disadvantages that...

...Volume 10, Issue 3 Fall 2010 No Double Dip On July 5th, 6th, and very early on the 7th of this year, I engaged in 70 minutes of rigorous stationary biking, a full cycle of weightlifting, and my daily stretching regimen. Oh sure, I had some hip pain and a sore knee, but at age 59, I was rocking and rolling. In this regard, I was not unlike the U.S. economy in 2005-April 2007, which was doing great in spite of some fundamental problems. Then in the course of a few hours on July 7th, I was unable to walk more than a few steps after having a hip replaced. Just like the U.S. economy in late 2008, my infirmity had taken me down a few notches! My subsequent recovery was remarkably similar to that facing the U.S. economy: a satisfactory recovery to unremarkable mediocrity. As I describe my recovery, bear in mind that the U.S. economy shed 8.4 million jobs and 4.1% of GDP in roughly 18 months. This is a lot of economic damage. On July 8th, I was able to walk twice a day for 20 minutes, bearing weight on crutches, lifting light hand weights, and doing simple leg therapy. By July 19th, I did not need any pills or a cane, and was able to walk an hour twice a day at a 23-minute-mile pace. By August 19th, I biked at full resistance for 50 minutes, walked 15-minute-miles for an hour, actively lifted leg weights, Thru Latest Available as of Sept 20, 2010 3.0 $420.5 20.5 1.9 960.1 $418 15.8 6.3 1,458.0 723.0 -50.0 261.0 681.0 15.8 4.5 20.0 93.9 -2.3 2.4 -190.2 $305.1 -$351.9 On the...

...As an executive’s assistant at a management consultants, I have been asked to compile a report identifying how two organisations plan recruitment using internal and external sources. Recruitment and selection are the processes that all businesses use to select the best candidates to recruit as new employees. The two organisations that I have been asked to analyse are Tesco, a British supermarket chain, and the National Health Service (NHS), a British organisation which provides free healthcare to everyone in the United Kingdom. Both organisations have a strong mission statement. A mission statement is a short summary of a business’s aims and objectives for the future. The NHS’s mission is to provide “High quality care for all, now and for future generations”. (http://www.england.nhs.uk/about/our-vision-and-purpose/ 07/10/2014) This is a summarised version of the full aims and objectives of the NHS, which ensures that they are committed to prioritising; * Satisfied patients * Motivated, positive NHS staff * Preventing people from dying prematurely * Enhancing quality of life for people with long term conditions * Helping people to recover from episodes of ill health or following injury * Ensuring that people have a positive experience of care * Treating and caring for people in a safe environment and protecting them from avoidable harm * Promoting equality and reducing inequalities in health...

Since the city of Atlantis ‘employment rate is rising the demand for the apartments will increase and decrease as is the concept of macroeconomics. The simulation accurately details what happens to the platform of supply and demand when there are changes to the rental market as there was in the city of Atlantis. The simulation reflects what changes occur in supply and demand when there is a need to increase the occupancy rate to the increase of new residents as a result to the growth of the new economy. When the rate of occupancy is low is causes the rate of vacancy...
