ow, it has certainly been a busy couple of months!
I want to thank all of you for your support in our effort to make changes to the Bond Road 40 development. Although we were not able to get all our requests accepted, we did make some headway and some of our concerns are being met. I am proud of our neighborhood and the pride we take in keeping our development a desirable place to live. I wish to thank the FNA Land Use Committee for the many hours they put into reviewing this project. Also, I want to thank those residents who came to our meetings, gave their input and supported us at the Elk Grove Planning Commission meeting on
Thursday, March 10th. Because of our large numbers, (more than
50) we even warranted a write-up in The Elk Grove Citizen commenting on our unity and our ability to convince council members that Meritage Homes needed to go back to the drawing board to address our primary concerns. That in itself is quite an accomplishment, so thank you again for proving that standing together, we can make a difference.

Though we were able to make a huge impact on the plans for the
Meritage Development, we still have another hurdle to be heard before the Elk Grove City Council with regard to the city’s desire to implement speed bumps throughout our neighborhood.
We
recently received a letter stating this project will be on the April 27th city council’s agenda, however it will be posted on the City of Elk
Grove website at www.elkgrovecity.org. Currently their monthly meetings are held on the second and fourth Wednesday’s each month. I hope I can count on your continued support by attending this meeting and again, dressing in red to send the message to city council to “stop, look and listen” to our concerns.
On another note, March 26th was a beautiful day for our annual
Easter Egg Hunt, which was another huge success! A big thank-you to Denise Brasher and her family who organized the event along with other FNA Board Members who helped with the preparations.
Also a special thank you to Fran & Bev Adams who donated the eggs for the hunt as well as Sal Lascola for providing our Easter
Bunny.
Upcoming events are the FNA Annual Garage Sale on Saturday,
May 21st, which will be advertised in The Elk Grove Citizen and our
Annual Fourth of July Parade, which will be held on that Monday.

Bond Road 40 Update
After the March 10th Planning Commission review of Bond Road 40 (BR40), Meritage Homes and the members of
Fallbrook’s Land Use Committee have agreed upon a subdivision plan for the property adjacent to Fallbrook.
The Previous Plan Called for:
181 Homes
Typical lot size = 55 ft x 110 ft
Streets have a grid layout. The streets are not curvilinear like those in Fallbrook.
The Approved Plan Calls for:
172 Homes
88 lots on eastern half of the property closest for Fallbrook will be a minimum 60ft x 110ft.
Perimeter homes where Fallbrook meets Meritage: Along Dever Circle all Meritage homes will be 1 story, along
Whittemore the homes will be matched as close as possible since property lines do not match - 1 story to 1 story and 2 story to 2 story.
Crowell entrance into Meritage Home property will have the following cross section: In between Crowell road and the sidewalk will be a grass median with trees and grass. Both sides of Crowell Drive entering the Meritage
Homes development will have this configuration. The width from the edge of the property on both sides of the street will be 62 feet. (See Crowell Cross Section image below). In comparison the width of interior streets will be between 40 feet and 55 feet.
Larger Homes on the 88 lots with predominately 3 car garages.
Streets will still have a grid layout.

Constraints to Developing Property Similar to Fallbrook
FNA’s original proposal has been to decrease the density of the property through the use of larger lots and curvilinear streets. However, after discussions with the Elk Grove Planning Department, we have found that Elk Grove has changed it’s guidelines from that of Sacramento county when Fallbrook was designed. As such, curvilinear streets are not part of the current plan. Additionally, there are 5 existing entrances to the BR40 property (Crowell, Neponset,
Bond Road, & 2 from the Fife ranch property next to the railroad tracks) which make it very difficult to create any curvature in the roads.
In addition to the curvilinear streets and multiple entrances, the Elk Grove General Plan designates the BD40 property as having a density of RD5. In comparison, Fallbrook is predominately RD5 with a small section of RD3. By code, any developer that builds on the BR40 property must build to a density of RD5. As such, FNA was unable to decrease housing density to match Fallbrook.
Conclusion
Through the efforts of FNA and the many Fallbrook residents that showed up and presented information to the Elk
Grove Planning Commission on March 10th, our community was successful in reducing the property density from 4.6 to
4.2 dwelling units per acre. This represents a decrease of 9 homes. In comparison, Fallbrook density is approx. 3.6 dwelling units per acre. Our meetings with Meritage also yielded increased privacy for residents along the border of
Fallbrook and the BR40 property, a wider Crowell entrance with deeper home setbacks, and increased landscaping.
Additionally, the homes along Crowell will have a 3 car garage and will be larger than the homes slated for the western section of the subdivision.
Given the current building constraints and negotiations with Meritage Homes, the board members of Fallbrook have decided to accept the latest proposal from Meritage Homes and have given the Planning Commission approval of the project. Does your home have a tile roof?
Does it leak when it rains?
Some of the homes in Fallbrook that have tile roofs have leaking problems when it rains. There is a procedure that can be used to repair these problems or prevent most of them from happening in the first place. Roofers can charge thousands of dollars to do it for you, but if you are handy and don’t mind climbing up on your roof, you can do it yourself in an a few minutes.
The Problem: Leaves and other debris collect on the metal flashing where two roof slopes meet. This dams up the flashing which causes the rain runoff to flow sideways, under the tiles, causing the leak. Contributing to this problem are the roof tiles on both sides of the flashing. Over time they settle and shift down until they cover the flashing, trapping the debris, and making it difficult to clean.
The Fix: The roof tiles are kept in place by their weight, they are not nailed down. If the tiles that cover the flashing are moved up ( towards the roof peak ) about one inch, on each side of the flashing, and the debris is cleaned out, this will help prevent the debris from collecting and causing a leaking problem.

Fallbrook Neighborhood Garage Sale

It’s that time of year again to clean house and get rid of all that unwanted stuff. Fallbrook will post an ad in both the Elk Grove Citizen and the Sacramento Bee for our annual garage sale scheduled for Saturday May 21st, at 7AM. So, pull out those old toys, unwanted furniture, and mounds of clothing. Sell! Sell! Sell!

Easter Egg Hunt
Once again, we had a “Hoppin” good time at the annual Easter Egg Hunt, held on March 26th. The sun came out and the grass was long, so the Easter Bunny was able to hide the eggs really well. In fact, he hid one Golden Egg so well, that it just couldn’t be found. The other Golden Eggs were found by Kyle Williams, Devin Bunner, Christopher Koford,
Jacob Harwood, Zachary Medeiros, McKenna Feaster, Matthew Knau, Courtney Warren, Kiele Moffett, Rebecca
Brasher and Victoria Crabtree (sorry if I misspelled anyone’s name). There wasn’t a basket that wasn’t filled with eggs. We want to thank Jonathan for his help with the bunny and Fran and Bev Adams for their big contribution toward the eggs and prizes. Also, thanks to the volunteers that helped set things up, the Brasher Family, Sal Lascola and Don Somers. – Denise Brasher

What’s Cooking?
Spinach-Pear Salad with Toasted Almonds
This is a salad your family will love! The bleu cheese and nuts come together with the pear vinaigrette to give it a unique texture and flavor. Ingredients:
¾ cup nuts ( almonds, pecans, or walnuts ) toasted in a frying pan.
1 -15 oz can pears in light syrup, drain but keep ¼ cup of syrup
2 tsp honey mustard or add a little honey to some mustard
1 tsp cider vinegar
1 tbs olive oil
8 cups of baby spinach greens or other tender greens
¾ cup of crumbled bleu cheese, or feta cheese, about 3 oz.
Make pear vinaigrette: Combine reserved pear syrup, honey mustard, vinegar, salt & pepper to taste.
Whisk in olive oil. And just before serving, gently toss together the nuts, pears, pear vinaigrette, spinach and bleu cheese. Serves
4 to 6 prep time, 15 minutes.

Attention Dog Owners
Like many of us in Fallbrook, I am taking advantage of the warmer, dry weather and fitting in a nightly run with our dogs. Recently, while running with my dogs on leash, an offleash dog attacked and bit both my dogs sending us to the vet. Such accidents like this can be prevented if we are responsible pet owners and secure our pets at all times.
Though our dogs have gone through obedience training, one thing that was stressed over and over was that even though our dogs stay at our side off-leash, they are still animals and can behave unpredictably; even the best trained dogs have bad days!
Also as a friendly reminder, there are signs posted at both ends of the trail advising us to follow the leash law and keep our dogs leashed at all times. Remember, the leash law is here for the safety of all of us -- adults, children and our pets! - Don Somers
