Fan Coil Routine Cleaning
1. Gather all necessary equipment and supplies prior to setting up at the fan coil, see below. 2. Prepare the fan coil for servicing by clearing a work space around the unit and proceed to cover the floor with a sheet of clean 4 or 6 mil polyethylene sheeting. 3. Set up at the fan coil unit being careful not to use the occupants’ furniture as a work station. 4. Turn both the thermostat and the circuit breaker to the OFF position which supplies electricity to the fan coil. Take note of the thermostat settings prior to turning the unit off. 5. Workers are required to wear eye protection, allergy free disposable gloves and a disposable respirator with a minimum NIOSH rating of 95 (see attached link). http://www.grainger.com/Grainger/items/4VT69 6. Remove the return grill and filter cartridge. The power switch inside the unit must also be turned OFF before proceeding. 7. If either the return grill (lower) or discharge grill (upper) are dirty take them outside or to a maintenance area with a hose and thoroughly clean both sides using a mild detergent and warm water. Dry completely before re-installing. Inspect the air filter and replace as needed or at least every six month. 8. Visually assess the interior condition of the fan coil (i.e. coil surface condition and cleanliness, water level and cleanliness inside the bottom condensate pan, wiring connection for damage, rust or algae growth. If conditions warrant follow the cleaning instruction outlined below in steps 11 thru 20 9. Inspect the floor covering and walls surrounding the unit for dampness, mold or damage including any rooms adjacent to the unit. If damaged is present notify the property manager immediately and then schedule the repairs with the tenant at a later date. 10. Unplug and remove the condensate pump (if applicable) and test for proper operation. Replace pump if damaged or inoperable with a new pump that is the same exact model. When replacing the pump mark the installation date on the top of the unit. Note: When testing the pump for proper operation a GFCI (Ground Fault Circuit Interrupter) outlet MUST be used for electrical power. 11. Clean the interior of the unit by lightly brushing down the inside cabinet frame with a soft bristle painters brush being careful not to damage any of the components. 12. Vacuum the coil lightly over the entire surface area using a dusting brush attachment on the vacuum cleaner to prevent damage to the coil surface. 13. If the surface of the coil is heavily soiled with dust and debris insert a specialty comb (see attached link) in between the metal fins to remove as much of the debris as possible. http://www.grainger.com/Grainger/DIVERSITECH-Fin-Comb-2YJ78?Pid=search 14. Vacuum any debris in the condensate pan with a wet/dry vacuum. Note: When using a wet/dry shop vacuum a GFCI outlet MUST be used for electrical power at all times. 15. Apply the recommended cleaning solution (see attached link) to only the coil surface using the recommended pump sprayer, let stand for 20 minutes. http://www.grainger.com/Grainger/items/1ANJ4 16. Rinse the coil thoroughly using clean tap water in a separate pump sprayer (see attached link) for at least 2-3 minutes. http://www.grainger.com/Grainger/items/3XL18 17. Condensate Pan: Gravity Drains - Inspect the condensate pan outlet for proper flow by adding clean tap water and re-inspect drain outlet. If clogged clean outlet using compressed nitrogen gas. If the staff is not trained on using this equipment or need to purchase one please have them contact me for assistance. 18. Condensate Pan – Electric Pump: After rinsing the coil vacuum all standing water in the condensate pan and hand wipe the surface thoroughly to remove any grime or dirt build-up. 19. Humidistat settings – where applicable set the humidistat to 50 - 55%. 20. Upon installing the new filter cartridge write the date on the filter frame when installed. Take notice to airflow direction on the filter cardboard frame and install accordingly. Note: All fan coil air filters MUST be changed at least every six (6) months throughout the building, no exceptions. Failure to do so may result in disciplinary action up to and including termination. Other locations such as laundry rooms or entrance lobby’s may require more frequent filter changes.

21. Reinstall the return grill making sure the disconnect switch inside the unit (if applicable) is turned on. 22. Test operation by turning the circuit breaker back on and run the unit through the different cycles (lowmedium-high) located on the thermostat. Check the discharge vent to ensure the fan is operating properly. Take notice to unusual noises or odors during operation. Heating element for the humidistat may produce a slight burning smell initially, but should immediately dissipate. 23. If fan coil is operating properly return thermostat to its prior settings, if not turn unit off at the circuit breaker and contact management immediately. 24. Clean up and return apartment to its original condition. Note: In the event walls or ceilings warrant replacement the use of mold resistant sheetrock is required in all locations.
