Having a quorum, the meeting started at 6pm with an opening prayer. Ms. Lily Ann Valera, Vice Presdent, in the absence of the President, Mr. George Jaronel, presided the meeting. Half of the number of homeowners were present. So far, there's only one homeowner who just moved in, Mr. Lenbell Aricheta of Block 3 Lot 26.

I. Review of the past events in 2012.

II. Financial Report ending December 2012 (copy attached herewith)

III. Pets Keeping ( especially dogs) It has been decided and approved that the number of dogs that every household should keep would limit to only one or two. This is to help us maintain the quietness and cleanliness of our surroundings. Those who also have dogs are encouraged to take charge and be responsible in having their pets moved their bowels in the proper places not within the neighbors' premises.

IV. Use of Basketball Court & Clubhouse The early morning players can now enjoy the use of the court starting at 6:30am up to 11am then at 5-9pm. Furthermore, homeowners are allowed to use the clubhouse in holding their events with appropriate rental fee. Charges are subject for approval of homeowners. (Notice to be given to homeowners.) Proposed Rental Fee: P2,000 - for four (4) hours P 200 - for succeeding hours However, the use of videoke is allowed up to 9 pm only every Sundays to Thursdays and up to 10pm only during Fridays and Saturdays.

V. Solicit / Contribution of Chairs To augment the number of chairs we use, the homeowners are asked to solicit/contribute at least one (1) chair or P300 to its equivalent. This is for our own benefit since we can rent the set of tables and chairs when we need them for our visitors. And for just another source of funds, again a gentle remainder, a set of a table and 4 chairs can be rented at P50 and a deposit of P500 to be used as payment for unreturned items or just in case the items borrowed were found damaged.

Moreover, the use of clubhouse for any event can be up to 12mn provided there is a minimal noise so as not to disturb or bother the neighbors nearby.

VI. Garbage Segregation Continuous proper disposal and proper segregation of trash is imposed. Homeowners are adviced to put their garbage in separated plastic bags accordingly, biodegradable & non-biodegradable (wet & dry).

VII. Rules & Regulations of Construction of Extensions and Fences (copy attached)

VIII. Monthly Dues Homeowners are adviced to pay their monthly dues on time to avoid penalty. Those who don't settle their dues rght on time will automatically have a 10% penalty on the 4th month of non-payment. And for those who pay their dues 6 mos. or 1 year in advance will have an incentive:

6 mos. advance payment - 1/2 mo. fee free (P250) 1 year - 1 month fee free (P500) This will take effect on June 2013.

News Sharing: 1. Vice-President received another set of 2-way radio from Congresswoman Lani Mercdo and handed the same to our guards for their use. 2 . PLDT lines are in the process of installation this coming April 2013. 3. Construction of gate is now ongoing with an initial cost of P28,000. 4. Information regarding Districts of Bacoor. Melrose Park belongs to 2nd District of Bacoor.

Other concerns: 1. Flooding at the back of Ms. Au Lumico's house due to a problem in septic tank or drainage. 2. Everybody's concern regarding cleanliness/maintenance at the entrance. Possible talk with Elizer who's in charge in cleaning and maintenance of Melrose Park, to give mor effort in doing his job with proposed additional income coming from MPHAI. 3. Guards will be adviced to be more efficient in scrutinizing the outsiders/visitors for the safety of the homeowners. The meeting was adjourned at 7:50pm.
